Regarding: Gravel recommendations
To whom it may concern,
This letter concerns issues that have arisen in the zoning process. The issue of grating and gravel for the
access road on land owned by Henry and Carol Kane is of grave concern. An estimate was done to
determine the cost to grate and gravel that area and the cost hovered just over$10,000. This included both
materials and cost,and this estimate was quoted as being"on the low end". This is simply unacceptable for
a business that operates on weekends and doesn't even bring in$10,000 in a year. We commonly see about
fifteen to twenty clients on a given weekend with six to eight cars providing transportation. Does this
minimal traffic on only two days of the week justify$10,000expenditure? This financial burden will put us
out of business immediately. Further more we have looked into how this would destroy the natural beauty
of the area and well as depreciating the land should Henry and Carol Kane decide to sell the land in the
future. Needless to say. Henry and Carol Kane will not allow such a needless destruction to their land,and
once again we are left with no choice but to dismantle the business. As a consequence,we are then left
with a large business loan that jeopardizes the very home we live in. When we entered into this zoning
process we were assured that it would not place an unnecessary hardship on the wellbeing of the business.
This was given to us in writing as we sought to be compliant and correct the errors of the past owners of
this business. I cannot think of a more unnecessary and unethical hardship than making a process so
financially destructive as to force us out of business.
We have been a positive presence in this community. We provide taxes to this area.unique
activities for city residents,and community service opportunities,which are invaluable. Communities such
as Fort Collins for example,embrace entrepreneurial efforts such as ours, making them community leaders
in supporting small businesses. Greeley,on the other hand lacks such support in retaining businesses
whether it is a downtown business or a small paintball field. Don't let another business leave this area.
I fail to see why this grating and gravel issue is being pushed so strongly when it contradicts
environmental concerns. I was asked by one of the commissioners at the first hearing what kind of effort
would be required to reclaim the land. The answer is clear: Grating, gravel, and roadbase would destroy
the natural water absorbing qualities of the land and make reclaiming the land costly and ultimately
counterproductive to any reclamation effort. Gravel does not absorb water,but instead.sheds it. This will
accelerate erosion and will not provide any additional traction once the soft under soil has caused the gravel
to sink over time. This not to mention the habitat loss that will occur over time to local plant and animal
life. Do not force more wildlife and another business adventure into extinction.
Please listen to my concerns and help me to fulfill a commitment to bring something unique to
Greeley. I wish to be compliant and have provided all the information necessary to prove that we are
moving in that direction.
