^r• 'The"'pr6posed annexation is known as the Doke Annexation and
involves the annexation of approximately 205 acres lying south and
feast,o£]th4; Mxi1yriting Town of Severance . The annexed property being
located in the southeast corner of the intersection of County Road
74 and „Inty Road 23 . The following information is provided with
thie3reportc
A. A map of the present boundary of the Town of Severance .
B. A map of the territory consisting of the Doke Annexation.
C. A map showing the proposed streets, water mains and sewer
and utility lines .
1 . The Annexation as proposed is 100% residential and it is
anticipated that the Town of Severance will require some commercial
development area along County Road 74 and County Road 23 .
2 . Water to the Doke Annexation will be provided by the
North Colorado Water Conservancy District . No map showing the
district' s trunk lines is available to the Town at the present
time. The subdivision will be connected to the waste water
treatment plant of the Town of Severance and the plant has the
present capacity to handle the fully developed subdivision.
3 . The exact number of residences planned has not yet been
determined as the developer plans a variety of middle-income and
higher-income residences in various parts of the subdivision.
4 . No copy of the draft pre-annexation agreement is
available .
5 . Water and sewer extensions will be put in place by the
developer, will be financed by the developer and will be dedicated
to the Town upon acceptance by the Town. No financing of any
extensions is anticipated.
6 . The districts which exercise control over the area
proposed to be annexed include :
a. Windsor/Severance School District
b. Windsor/Severance Fire Protection District
c . North Colorado Water Conservancy District
d. Appropriate soil conservation district
e . Weld County Library District
f . Weld County Ambulance District
g. 911 Emergency Telephone Service District
7 . The Town estimates that an additional 120 students will
attend the various Windsor/Severance School District schools when
this annexation is fully developed. The Town anticipates that full
development will take a minimum of four years . The Town is unable
to estimate additional capital construction which may be required
to educate the additional students .
