Re; USR permit questionaire
I am writing to answer the questionaire provided for the use by special review permit
# 1 The proposal is consistent with the Weld County Comprehensive Plan because it
includes an agricultural based business, doing custom farming , and it retains the property
in an agricultural state raising alfalfa.
#2 As in question #1 this is an agricultural zoned area and it is consistent with that
zoning because of the nature of the family business and the fact that it will make that
business more efficient. Many other similar custom farming businesses operate in Weld
County at the present even in the Kersey area there are at least 3 or 4 similar operations
with extra homes etc.
#3 The Weld County Comprehensive Plan has the goal of maintaining productive
agriculture land. This plan has the same objective in that we plan to work with and supply
a needed service to farmers in the area. We have already in the past served our immediate
neighbors by hauling straw or picking up hay as well as many others in the Weld County
area.
#4 For the most part this property is surrounded by small tracts and larger farms. The
smaller tracts have horses and cattle and some pasture ground. The larger farms raise
corn, alfalfa, as well as a variety of other crops. Our use of this property is compatible
with these surrounding uses. There will be some equipment storage on the property, but I
plan to put up a privacy fence that matches what is already on my property, to block the
view of this parking area.
We plan to put up a shed that will be used to work on equipment break downs we
will not do any custom work of any kind, but only will use this shed for our own
equipment.
#5 This property is not located in any of the Hazard Zones .
#6 The plan we have to conserve productive agricultural land, includes returning some of
the pasture land on the property to growing alfalfa. It will retain all of the productive land,

the portion being used for equipment storage, building, and homes is on land that was
waste land prior to this proposal.
#7 The public will not be affected on this property since we will not conduct the business
on the property.
#8 The site will be used to house members of the family who will be engaged in the
business, and the storage of equipment for this business. The business consists of Hay
stacking and may include swathing and bailing in the future. It also during winter months
will include pivot type farm sprinkler erection. this equipment will all be stored behind a
six foot privacy fence. It will also have the homes located in front to the south of it so that
there will be very little impact on the visual aspects of the property.
#9 This site is across the street from on residence which will face directly the proposed
homes which will be arranged and landscaped nicely. All the other residences are several
hundred feet away and should have very low impact. In fact some of them are surrounded
by junk cars and equipment of all kinds.
#10 No one will be actually employed at the site, all work will be done off site. The
equipment will be fueled on site and may receive limited maintenance like grease etc.
on site.
#11 The people living here and there families which includes 3 men 3 women and
2 teenagers.
#12 At the time being we have 9 horses on the property and this number could fluctuate
up or down by one or two. We also may in the future have two or three cows.
#13 With the plans to grow alfalfa it will require swathing, baling and stacking on the site
3 to 4 times a season
#14 A 20 by 40 metal shed is proposed and possibly another of the same size in the
future. We also propose to put 2 mobile or modular homes on permant type foundations.
#15 We have at the present 2 New Holland 1069 Bale Wagons they weigh approximately
14,500# empty, and during the hay season (June through September) they will come and
go every day usually once each day leaving before 8:00 AM and returning by 9:00 PM.
There is also a possibility that we will have a swather that will weigh less than the stacker
and will be used less frequently and will be stored for long periods on the job site near
Platteville. (Turkey Farms) There will also be a boom truck that is used in the erection of
the pivot sprinklers it is a 15,000# unit it to will remain on job sites while in use and may
be brought home to this site once or twice a week, it will be stored here when not in use
most of the summer months.

#16 This site will use a septic system which will be engineered for adequate disposal by a
licensed engineer.
#17 There will be no storage or stockpile of waste on site.
#18 There should only be household type waste and it will be hauled weekly by a trash
service.
#19 It will take approximately three months to complete we want to start as soon as
possible but because of the 60 to 90 days to complete the application process and the
busy hay season we will hope to complete it by November of 1996.
#20 Each home will have a small lawn and there is a need to landscape arounda large
septic system that will be raised some because of the water table. There will also be a 6
foot privacy fence across the front of the parking area for the purpose of blocking the
view of the equipment.
#21 There will be very little need for reclamation since everything is compatible with the
original agricultural zoning.
#22 Weld County is a agricultural county and we have and will continue to provide a farm
service to our 50 or so customers including Longmont Foods, as well as many other local
farmers.
#23 The Kersey Volunteer Fire Department will provide fire protection.
#24 North Weld County Water already supplies water to this facility and will continue.
We will use the existing tap to provide water to the homes.
#25 There again should be very little impact because there will be no pavement just gravel
and the soil is porous consisting of sand and gravel.

Dear Sirs;
I am requesting that you consider a zoning permit to allow me to establish two, either
mobile home or manufactured homes, to be occupied by my son and son in law, who
are involved in an agricultural business with me at this location. I am requesting this
because it is necessary for the effective and economic operation of this business.
We are growing , cutting, baling , and stacking alfalfa on the property as well as engaging
in custom cutting, baling,and stacking of hay for our neighbors around the Kersey area.
I would also like to request that you allow me to put up a 20 by 40 equipment shed to
aid in this agricultural business.
I would like to proceed with this prior to our busy time beginning about May so if this is
feasible please let me know and I will fill out the necessary applications.

Dear Keith,
I am writing in regards to our conversation about the shop building that is listed on my
use for special review permit application. After doing some research to find materials to
construct this building I talked with my Father in law, and he has some metal framework
that he will make available to me for a small cost . This framework is forty feet wide and
so I would still like to make the building forty feet deep. It would be more cost effective
to put up a forty by forty building now than to wait and add on later as presently
proposed. I would appreciate your allowing me tomake this amendment at this time.

Re;Disposal of Hazardous Waste on proposed USR 1119 site.
Dear Sirs,
I will accumulate about 50 gallons of used oil each year, I also may accumulate as much as
30 gallons of used hydraulic oil, in the same period. My plan is to store it in a 55 gallon
drum and then transport it to town to be recycled.
Rick Bilger, one of the owners of Advanced Auto Bros which accumulates used oil and
has it picked up by Waste Oil Recovery Inc. of Longmont, Co. Phone # 303-772-6120 or
303-449-1601, operates a small auto repair business at 8th Ave and 12th St, has agreed to
allow me to bring in a drum when ever it is full to be picked up by this Company. Rick's
business address is 1201 8th Ave Greeley, Co 80631.
I hope this will suffice for a waste handling plan if there is need for further information
