HOME BUSINESS IN THE A(AGRICULTURAL)ZONE DISTRICT-DENNIS AND WENDY
TIMMRECK AND JASON AND TIFFANI ANDRYSHAK
A public hearing was conducted on August 4, 1999, at 10:00 a.m., with the following present:
Commissioner Dale K. Hall, Chair
Commissioner Barbara J. Kirkmeyer, Pro-Tern
Commissioner George E. Baxter
Commissioner M. J. Geile
Commissioner Glenn Vaad
Also present:

The following business was transacted:
I hereby certify that pursuant to a notice dated July 7, 1999, and duly published July 10, 1999, in
the Fort Lupton Press, a public hearing was conducted to consider the request of Dennis and
Wendy Timmreck and Jason and Tiffani Andryshak for a Site Specific Development Plan and
Special Review Permit #1233 for a Home Business in the A (Agricultural) Zone District. Lee
Morrison, Assistant County Attorney, made this a matter of record. Ben Patton, Department of
Planning Services, presented a brief summary of the proposal and entered the favorable
recommendation of the Planning Commission into the record as written. Mr. Patton gave a brief
description of the location of the site which is ten acres in size. Mr. Patton stated the applicant is
proposing a lettershop business to handle bulk mailing with eleven employees, four of which will
live on-site. He further stated there is a residence on the property which will be maintained in its
current condition; all storage will be within the existing buildings;the existing parking area is paved;
and the Public Works Department is requesting an additional area be designated for overflow
parking. Mr. Patton stated the applicant is also proposing to construct three additions; however,
the final addition will not be completed for approximately eleven years. He submitted a letter from
the applicant requesting the vacation of Special Use Permit#802, marked Exhibit E. In response
to Commissioner Geile, Mr. Patton stated Special Use Permit #802 was for a cabinet making
business.
In response to Chair Hall, Wendy Timmreck, applicant, stated she has reviewed and agrees with
the Conditions of Approval and Development Standards. No public testimony was offered
concerning this matter.
Commissioner Kirkmeyer moved to approve the request of Dennis and Wendy Timmreck and
Jason and Tiffani Andryshak for a Site Specific Development Plan and Special Review
Permit #1233 for a Home Business in the A (Agricultural) Zone District, based on the

recommendations of the Planning staff and the Planning Commission, with the Conditions of
Approval and Development Standards as entered into the record. The motion was seconded by
Commissioner Baxter, and it carried unanimously.
In response to Chair Hall, Mr. Morrison stated the request for vacation of Special Use Permit#802
does not require a public hearing. Commissioner Kirkmeyer moved to vacate Special Use
Permit#802. Seconded by Commissioner Vaad, the motion carried unanimously.
This Certification was approved on the 9th day of August, 1999.
