I have reviewed application and have the following comments on the roads and traffic counts
adjacent to the facility.
The proposed facility is located on WCR 39, one-half mile south of WCR 18. The current ADT
count on WCR 39 is 44 vehicles per day. At the nearest paved intersection, WCR 18 and WCR 41,
the ADT count taken April 1996 was 115 vehicles per day. Both WCR 18 and WCR 39 are
classified as local county roads with graded and drained gravel surfaces.
The applicant indicates that an additional 39 hanger sites are proposed for the new location. With
the usage of one vehicle per hanger site,this still does not exceed the minimum 200 vehicles per day
to justify consideration to pave.

Enclosed is an application from Platte Valley Airpark for a Change of Zone from A(Agricultural) to a Planned
Unit Development(Airpark, 39 hanger lots and 1 residential unit). The parcel of land is described as a located
in Sections 30 and 31, T2N, R65W of the 6th P.M., Weld County, Colorado. The location of the parcel of land
for which this application has been submitted is 1/2 mile south of Weld County Road 18; west and adjacent
to Weld County Road 39. For a more precise location, see legal.
The application is submitted to your for review and recommendation. Any comments or recommendation you
consider relevant to this request would be appreciated. Your prompt reply will help to facilitate the processing
of the application. Please reply by November 1, 1996, so that we may give full consideration to your
recommendation. The failure of any agency to respond within 21 days may be deemed to be a favorable
