We are proposing to build self storage unit . We have
only 5 acres of Land and the property has a house garage and four
other out buildings on it . Therefore it would not be practical
to use for farming.
Because we have only 5 acres it would put the land to
a productive use .
We believe that Greeley is growing west and all
though there are several self storage units in Greeley most _of
them are full . We feel that this will benefit Greeley and the
County .
Farm land and Dairies surround us . People don ' t use a - •
self storage unit on a daily basis , so we don ' t think the traffic
or noise will increase that much on a day to day basis .
The property does not Lay in a flood zone, Geologic •
Hazard zone or Airport Overlay zone .
Five acres that have been exempted off the bigger
parcel with 6 buildings would be hard to use for agricQTfure :

The self storage units will be secured and have securi •

ty lighting .
The site will be used for self storage units for peo-
ples personal belongings .
The site is about 25 feet form our home and probably •
one eighth of a mile from Robert V . Schneider home.

Myself an my wife will run the . business . We will be
open 8 : 00 a . m. to 6 : 00 p . m . seven days a week.
How many people will use the site will depend on '' how
many units are built and how many are rented out . We hope to
have about 150 to 200 units but not every customer would use the
unit every day or would 150 or 200 people use it everyday at the
same time .

There will be no animals on the site .
There won ' t be any operating or processing equipment on
the site .
There will be four prefab metal buildings built on the
site .
Most of the vehicles that will visit the site will be
pickup trucks Ryder or U-haul trucks, or trailers . They would
come to store things and again to pick up things, how often that
would happen would be hard for me to guess .
We have a septic system for the house where the office
will be but the storage units themselves will not require any
sewer system .
We won ' t store or stockpile waste .
Trash and garbage is picked up the first Thursday of
the month by BFI . If there is a need to have it picked up twice
a month we will contact BFI .
We would Like to start this project in the spring of
1999 . We feel that it would be completed by the fall of 1999 .
We plan on planting trees and grass along 95th Ave .
roadbase will be put down on the driveways until hopefully we can
put down asphalt .
If we closed the storage units down, we would tear the
structures down dig up the concrete and plant it back to pasture
grass .
There are several self storage places in Greeley and
surrounding areas but from what we have seen most of them are
full or nearly full .
We are located in the Windsor Johnstown Fire District .
The house is on Greeley water and that is where the

office will be there is also well . The storage units will not
have water . If water is needed to clean one out we would use the
well with a hose .
Storm water will drain to the northwest side of the
property in to Crow Creek.
