Enclosed is an application from Larry, Stacy and Kerri Ditter for a Use by Special Review and Site
Specific Development Plan for an excavation business in the A (Agricultural) zone district. The parcel
of land is described as a portion of the NE4 NE4 of Section 23, T6N, R66W of the 6th P.M., Weld
County, Colorado. The location of the parcel of land for which this application has been submitted is
south of and adjacent to US Highway 392 and west of and adjacent to Weld County Road 35.
The application is submitted to your for review and recommendation. Any comments or
recommendation you consider relevant to this request would be appreciated. Your prompt reply will
help to facilitate the processing of the application. Please reply by February 4, 1995, so that we may give
full consideration to your recommendation. Please call Todd A. Hodges, Current Planner, if you have

Subject: Case No. USR-1074, Larry, Stacy and Kerri Ditter
I have reviewed the application,the drawings and have made a field trip to the site. The main access
to the property is from US Highway 392. The applicant is requesting additional access from WCR
35, approximately 550 south of the intersection of WCR 35 and US Highway 392. The Greeley No.
2 Ditch and bridge are approximately 50 feet south of the proposed access. WCR 35 drops off from
the bridge, which may cause a possible site distance problem in the northbound approaching the
access and it narrows to the bridge section complicates this access point. Weld County Ordinance
No. 180, Section 3.0 Road Access Policy states that direct access from a public will be limited to one
per legal parcel.
