USE BY SPECIAL REVIEW QUESTIONNAIRE
1. This proposal is consistent with the Weld County Comprehensive Plan in that the
proposed property will remain in agriculture use.
2. This proposal meets the intent of the zone district because it will remain
agriculture.
3. Our proposal is compatible with future development as demonstrated in our
expansion plan. Agriculture will remain the subjects primal use.
4. Uses surrounding the subject site are mostly agriculture and single family
residences. Therefore, we feel our request is compatible with our future site.
5. The subject property is not located in any hazard zones.
6. To make sure that the land is still going to be productive, we plan on using the
remainder of the land (not used for the dairy) as dry land wheat or pasture. We are
also going to construct a wetlands area in the lower portion of the farm, as directed
by the local NRCS office.
7. Public health, safety and welfare will be one of our main concerns. As conscious
neighbors we also what a safe place to live as well as a good environment. We are
following all the proper procedures in building a new dairy facility. And plan on
having a state of the art operation when completed. Windbreaks will be planted in all
surrounding areas with the help of the NRCS office. And a wetlands will be
constructed in the lagoon areas to assist with the decomposing of our waste
management system.
8. As stated above, this site will be used for a dairy operation.
9. This site is approximately 1000 feet from the nearest residence.

10. We plan on employing six people to help us run the dairy. There will be two shifts,
the first shift will start at 3:00 A.M. and finish at 9:00 A.M. And the second shift will
start at 3:00 P.M. and finish at 9:00 P.M.
11. Two families will live on this site, that includes us.
12. We will have Holstein dairy cows on this site, as permitted by the special use
permit.
13. Operating equipment on this site will consist only that which is necessary to milk
our cows. (I.E. One milk pump, one air compressor, bulk tank)
14. There will be several structures built on this site, to include- milking parlor,
commodity shed, shop, two modular homes and one small horse shed. With future
plans for two mobile homes.
15. Besides our personal vehicles, there will be a tractor trailer accessing the site
every other day to pick up our milk. And various other farm trucks to bring in our
feed.
16. This site will use a septic system.
17. We will be storing our cow manure on the site for short periods of time, until it
can be removed. We will either have local farms haul the manure away or sell it to
various landscaping companies.
18. We will have a trash company come weekly and pick up waste and debris.
19. It will take approximately six months to build the new dairy operation. And we
would like to start construction in the spring of 1997.
20. The proposed landscaping plan will be directed by the local NRCS office. Besides
windbreaks, we will have numerous trees and shrubs planted around the farm. And
each house will have a lawn will a sprinkler system installed. In addition, there will
also be a wetland located in the lagoon area.

22. We feel there is a need in Weld County to have more dairy farms. They support
local farmers in buying their crops and provide the agriculture environment we are
losing so rapidly.
23. The Platte Valley Fire Protection District will provide fire protection for this site.
24. Water will be provided by two sources, the first being Central Weld County Water
Protection District and by two wells.
25. Storm water drainage will be handled in retrospect with our lagoons. We plan on
building our lagoons to handle the 25 year 24 hour rainfall.
