Please avail yourself the time to drive by 1620 8th Ave. to familiarize yourself with the reasons for my appeal. The property directly across the street (1615 8th Ave.) is more of a comparable,than any of the comp's used in the assessment's evaluation by the Assessor's Office. Even that property is over-assessed but some people just accept the things that happen to them without question. Even though I believe that that property is assesed to high, it is assessed lower than mine. It's land is priced at$25,314,almost$3,000 less than mine. Improvement's are priced @ 20.35 per sq. ft. Accordingly my improvements should be about $48,840. Thus even by the Assessor's Office's computations computing a total value on my property of$74,000. This is still too much considering that my property is considered residential and the other unit is a 4 to 8 unit complex. Both are overvalued considering the location, the traffic, noise,pollution,and adjacent business uses. And Especially, in my case, with a 24 hour, unsupervised after-hours laundramat operation directly adjacent to my property! The prior year assessment was$65,810 and this year's assessment is$94,637. An increase of over 44%. There is nothing on 8th Ave.that increased realistically even 10%. There is too much vacant commercial property, and residential use is almost out of the question -except for the occasional student whose major keeps him on this side of the Campus(E.G.the music major). And nothing seems to be working to alleviate the situation. Not even the Powers to be. For example, Weld County offices moved without considering the consequences to the "boonies" and took out the employee base that was needed to keep this a viable and growing area. Sorry I politicized, but we are talking about the value of property and potential increases in value, or for that matter-decreases. The property is currently utilized as a rental. My federal income tax form will show that the following income was netted in the last 3 years: 1994=$653.00; 1995=$1,527.00; 1996=$3,873.00. This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. A number of hearings have been scheduled at this time; peitioners will be asked to sign 1n with the Clerk upon arrival, and cases will be heard on a first come/first heard basis.
