HomeMy WebLinkAbout990642.tiff MINUTES OF THE WELD COUNTY UTILITIES ADVISORY COMMITTEE A regular meeting of the Weld County Utilities Coordinating Advisory Committee was held on Thursday, June 10, 1999 at 10:00 a.m., in the Conference Room of the Weld County Planning Department at 1555 N. 17th Avenue. Greeley, Colorado. Members Present Don Carroll Public Works Gene Rempel Public Service Company Cody Wooldridge Central Weld County Water District Also Present: Julie Chester, Planner; Terry Wiedeman, applicant, David Hunt, applicant; Jennifer Mehring, Secretary. CASE NUMBER: S-493 PLANNER: Julie Chester APPLICANT: David & Kayleen Hunt/Terry &Janice Wiedeman LEGAL DESCRIPTION: Lot B of RE-2112; the S2 of Section 14, T4N, R66W DESCRIPTION: PUD Final Plan LOCATION: West of and adjacent to State Highway 85, north of and adjacent to Highway 256 and east of and adjacent to Weld County Road 33. Julie Chester, Department of Planning, explained that this PUD will include five residential lots, one commercial lot, and one lot that will remain agricultural and non-buildable. Terry Wiedeman, applicant, stated that each of the five residential lots will consist of 3 acres and the commercial lot will consist of five acres. There will be one entrance that will enter off of Weld County Road 33. Mr. Wiedeman added that Central Weld County Water District will provide the water and Public Service will provide electrical service and they will use propane. Don Carroll asked if each lot will have a septic system. Mr. Wiedeman replied that was correct. Don Carroll asked the applicant if any of the utility companies they have contacted, addressed any concerns. Mr. Wiedeman stated that so far none of the utility companies has stated any concerns they might have. Don Carroll asked if they have resolved the situation with the Dinner's. Mr. Wiedeman explained that Mr. Dinner prepared an agreement that both they and the Dinner's have signed. He added that they will record the agreement when they record the plat. Don Carroll stated that tom the utility map, it appears that the applicants have accommodated the oil and gas people to their oil site. Mr. Wiedeman said that was correct. Don then pointed out the open space on the utility map. He stated that there is a fifteen-foot internal easement, a twenty-foot outside easement, and a 10-foot easement between the lot lines. Don Carroll added that the 30-foot county right-of-way at the bottom of the map is actually State Highway 256, and they would need to change the right-of-way to reflect State Highway regulations. Julie added that Gloria Hiedler with Colorado Department of Transportation, contacted her about the intersection reconfiguration of Highway 85 and State Highway 256. Therefore, the applicants will need to contact Gloria Hiedler. Don Carroll clarified that the Colorado Department of Transportation wants to reconfigure the intersection to bring all the roads into 90 degrees. He then said the applicants will need to contact CDOT in regards to their improvements. Gene Rempel, Public Service Company, stated that this subdivision met and exceeded all of their /0 aQ 990642 requirements. Gene Rempel moved to accept the plat. Steve asked Julie if Gloria Hiedler had received any preliminary plans. Julie replied that Ms. Hiedler did receive preliminary plans, but has not submitted a written referral. Don Carroll added that this could be something that the applicants can clear up with Ms. Hiedler. Don Carroll stated that Gene Rempel moved to accept the plat and that Cody Wooldridge, Central Weld County Water District, phoned in his vote to second the motion.
