A Weld County septic permit is required for any proposed home. The septic system shall be installed according to the Weld County Individual Sewage Disposal System (I.S.D.S.) regulations. 2. Prior to recording the plat: A. Due to the prime agricultural soils on Lot B, the applicant shall submit a proposed building envelope to the Department of Planning Services for review. Upon approval by the Department of Planning Services, the building envelope shall be delineated on the plat. B. Lot A and Lot B shall share the existing residential access point from Weld County Road 5. Lot B shall utilize the existing agricultural access points. No circle drives or additional accesses shall be granted. C. All approved accesses shall be clearly shown on the plat. D. All items considered to be a part of a noncommercial junkyard must be removed from the property or screened from all adjacent properties and public rights-of-way. This would include the tires and miscellaneous junk next to the two existing storage sheds. E. The west boundary of Lot A shall extend to Weld County Road 5 and the north boundary shall extend to the center section line. F. The following notes shall be placed on the plat: 1) All proposed or existing structures will or do meet the minimum setback and offset requirements for the zone district in which the property is located. 2) Any future structures or uses on site must obtain the appropriate zoning and building permits. 3. The applicant shall submit a mylar plat to the Department of Planning Services to be recorded in the office of the Weld County Clerk and Recorder. The plat shall be prepared in accordance with the requirements of Section 11.7 of the Weld County Subdivision Ordinance. COLORADO SUBJECT: AmRE-415; James and Dianne Hofmeister The Weld County Public Works Department has reviewed this proposal; the following requirements are recommended to be a party of any approval: COMMENTS: WCR 5 is designated on the Transportation Plan Map as a local gravel road which requires 60 feet of right-of-way. This road is maintained by Weld County. REQUIREMENTS: The access will be placed in such a location to have adequate sight distance in both directions and not below the crest of a hill or where physical obstructions are present. (Relocated Lot A) If a drainage culvert is required, a 15-inch CMP is the County minimum size. If the applicant chooses to place a larger culvert, please contact the Public Works Department to adequately size your culvert. (Lot A) There will be a minimum of 75 feet between access points to adjacent parcels. The Colorado Department of Transportation (CDOT) has jurisdiction over all accesses to the State Highways. Please contact Gloria Idler or Tess Jones at the Greeley office to verify the access permit or for any additional requirements that may be needed to obtain or upgrade the permit. Please check with the CDOT on closing the existing access on State Highway 56. The applicant will indicate, on the plat, dedicated, private, or a deed to provide adequate access to the parcel. Section line accesses are considered private lanes with no county maintenance, if not relocated next to WCR 5. Direct access from a public road will be limited to one access per legal parcel for residential, no circle drives. This policy shall apply to all new and existing accesses within the unincorporated areas of Weld County. Properties within municipalities or other counties which access Weld County roads are also subject to this policy.
