BOX 671 900 28TH STREET BOULDER, COLORADO, 80301 TO: The Weld County Planning Commission SUBJECT: B. J. Nichols Mobile Home Park PLANNING CONSULTANTS 303, 442-6654 April 20, 1966 There are a number of items on Mr. Nichols' plat which do not meet the Weld County Mobile Home Regulations. Some of the problems might have been answered by a more detailed application and can easily be answered. The main problems with the park are as follows: 1. The mobile home spaces are not identified as required in Section 5.1. 2. It is not clear whether independent, dependent or both types of trailers are to be accommodated. 3. The adequacy of the water supply and method of distribution is not mentioned. 4. The plat fails to meet the five acre minimum established for mobile home parks. 5. The entrance streets are supposed to be forty feet in width. 6. It is not clear if the roads are lighted and paved as required in Section 5.3. 7. Are there any service building facilities to be provided besides the toilets? 8. Has the leach field and sewage system been approved? 9. Are waste disposal facilities to be provided? 10. How many mobile home spaces are proposed for the park? All of the above items are required by the County regulations which also specify the standards to be met in the construction of the various facilities. In addition, we would question the purpose of the street immediately north of the residence. This appears to be wasted space and may lead to another entrance to Highway No. 52 which would be an unnecessary safety hazard.
