Lanell Curry:
Dear Mrs. Curry,
In regards to our phone conversation of March 12, 1990
inquiring about building a new home for ourselves, as we wish
to have managers reside in the existing home.
Enclosed is a plat of our mobile home park, the lot we
wish to build on is marked in green hi -liter.
Please inform us of the requirements needed in order to
achieve this. The house will be approximately 30' X 50' with a
basement. The lot now contains a 14' X 70' mobile home.
Sincerely,
O. W. Smith

Dear Mrs. Smith:
In reply to your request of March 17, 1971 con-
cerning the pamphlet (Mobile Homes and Mobile
Home Parks Regulation), we would like you to
supply further information. On February 4, 1969
0. J. Nichols was granted the right to expand
the Mobile Home Court an additional 15 units.
The layout of these units is on file in our office.
If you wish to expand it, it would he in complia-
nce with ;these plans.
The regulations that you are considering do not
necessarily agree with these plans, in particular
with regard to the density of mobile homes per
acre. If you still wish the Regulations, they
are available for 50t plus postage per copy, but
it would be better to see the layout as previously
submitted.

CONSULTANTS

April 20, 1966
There are a number of items on Mr. Nichols' plat which do not meet the Weld
County Mobile Home Regulations. Some of the problems might have been answered
by a more detailed application and can easily be answered. The main problems
with the park are as follows:
1. The mobile home spaces are not identified as required in Section 5.1.
2. It is not clear whether independent, dependent or both types of trailers are
to be accommodated.
3. The adequacy of the water supply and method of distribution is not mentioned.
4. The plat fails to meet the five acre minimum established for mobile home parks.
5. The entrance streets are supposed to be forty feet in width.
6. It is not clear if the roads are lighted and paved as required in Section 5.3.
7. Are there any service building facilities to be provided besides the toilets?
8. Has the leach field and sewage system been approved?
9. Are waste disposal facilities to be provided?
10. How many mobile home spaces are proposed for the park?
All of the above items are required by the County regulations which also specify
the standards to be met in the construction of the various facilities.
In addition, we would question the purpose of the street immediately north of the
residence. This appears to be wasted space and may lead to another entrance to
Highway No. 52 which would be an unnecessary safety hazard.
