ANNEXATION IMPACT REPORT
for
LONGMONT CAPITAL, LLC (WEST) ANNEXATION
(Country Meadows Farm)
1. Please see the attached annexation impact map and previously provided sketch
plan map for the following information:
1.1 Present and proposed boundaries of the municipality in the vicinity of the
proposed annexation.
1.2 The present streets, major trunk water mains, sewer interceptors and
outfalls, other utility lines and ditches, and the proposed extension of such
streets and utility lines in the vicinity of the proposed annexation.
1.3 The existing and proposed land use pattern in the areas to be annexed.
2. No draft or final pre-annexation agreement has been prepared.
3. Several utility providers will be involved in providing the Longmont Capital LLC
(West) parcel annexation with utilities. The Town of Frederick/Left Hand Water
District or Central Weld County Water District will provide the water and police
services. Rocky Mtn. Natural Gas, a subsidiary of KN Energy, will provide the gas
service; United Power will provide the electric service; U.S. West will provide
telephone service; St. Vrain Sanitation District will provide sanitary sewer service;
and it will be served by the Frederick Area Fire Protection District. The financing of
municipal services, to the extent they are used, will be addressed in future
subdivision improvement agreements.
4. The Longmont Capital LLC (West) Annexation parcel is located within the following
districts:
4.1 Northern Colorado Water Conservancy District
4.2 Left Hand Water District
4.3 St. Vrain Sanitation District
4.4 St. Vrain Valley School District RE-1J
4.5 Tri-Area Ambulance District
4.6 Frederick Area Fire Protection District
4.7 Carbon Valley Recreation District
5. We are seeking P.U.D./Mixed Use zoning. It is estimated that the Longmont
Capital LLC (West) (Country Meadows Farm) Annexation will have between 250-
500 residential units with development to be over a 10 year period. The Frederick
Land Use and Public Facilities Map indicates a future new elementary school
nearby. Based upon the above numbers, the St. Vrain Valley School District may
be impacted by the following number of students:
(0.35) Elementary School 87.5— 175 Students
(0.14) Middle School 35—70 Students
(0.17) High School 42.5 — 85 Students
Total Student Impact 165 —330 Students
