SUBJECT: Case Number S-367 Resubdivision of the Hudson Land
Company Subdivision, located in Section 31, TIN, R65W of the 6th
P.M., Weld County, Colorado.
Department of Planning Services' staff request that the hearing for case S-367 be continued to
March 29, 1995. The Department of Planning Services received a second report concerning
the Fox Haven Subdivision. The report was immediately sent to the Weld County
Environmental Services for review and was found to be insufficient . The applicants were
notified and are in the process of gathering the required information. The Department of
Planning Services staff does not feel that a recommendation can be made without the Health
Departments review and referral.
I have enclosed a copy of the most recent memo from Trevor Jiricek, of the Weld County
Health Department.

SUBJECT: Case Number S-367 Resubdivision of the Hudson Land
Company Subdivision, located in Section 31, TIN, R65W of the 6th
P.M., Weld County, Colorado.
Department of Planning Services' staff request that the hearing for case S-367 be continued
indefinitely. The Department of Planning Services received a non-site specific report on
January 18, 1995 concerning the sites surrounding geology. The report was immediately sent
to the Weld County Environmental Services for review and was found to be insufficient
information. The information requested has again been forwarded to the applicants and they
are in the process of gathering the required information. The hearing date should be scheduled
after the recommendations have been returned from the Weld County Environmental Services
to allow for Department of Planning review and for legal notice to be sent.

Subject:
Our Division has received the February 23, 1995, report concerning the Fox Haven
Subdivision. The report does not adequately address our initial request for
information expressed in my memo dated December 1, 1994. Specifically, the
report does not include the hydraulic conductivity of the soils and groundwater
gradient information for the site. This information is pertinent due to the
subdivision's proposed location in relation to a Town of Lochbouie community
groundwater well. This well provides drinking water to the Town and the above
information will allow us to evaluate any impact the subdivision may have on its
community water supply.

Subject
Our Division has received the January 12, 1995, report concerning the Fox Haven
Subdivision. The report apparently was intended to address our concern about the
use of septic systems for homes in the subdivision. The report does not
adequately address our request of December 1, 1994 (attached) . This information
is required before the Division can evaluate this proposal.

P.M., Weld County, Colorado.
Department of Planning Services' staff request that the hearing for case S-367 be continued to
a later date. The Weld County Environmental Services and the State of Colorado Geological
Survey have requested more information pertaining to the soils and geological conditions of the
subdivision site prior to making recommendations concerning this case. The information
requested has been forwarded to the applicants and they are in the process of gathering the
required information. The hearing date should be scheduled after the recommendations have
been returned from the Weld County Environmental Services and Colorado State Geological
Survey to allow for legal notice to be sent.

Environmental Protection Services has reviewed this proposal; the
following
conditions are recommended to be part of any approval:
1. A preliminary study of soils and geologic conditions representative of the
entire subdivision is required before this Division can evaluate this
proposal. This study shall include soil profiles (to a depth of 10 feet) ,
depth to groundwater, hydraulic conductivity, groundwater gradient and
percolation data of soils. In the event groundwater is not encountered in
the upper 10 feet, only percolation data and soil profiles shall be
provided.
