Subject: Fulfilling Intent of MUD Plan
Lady and Gentlemen:
Section 4.4.6.6 of the Mixed Use Development Plan, Ordinance 191, provides for the
establishment of 180 acres of County parks in the MUD district. This section also
addresses acquisition of 4,500 acres of land in the flood plain.
To this time, County government's attention has been focused on facilitating commercial,
industrial and residential development in the district. It has not pursued the establishment
or development of the promised parks and limited site factor lands. There has been no
progress in providing for the projected impact fees or other means of financing the
acquisition of these lands. Waiting for more development is not economical as providing
for funding and acquisition of these lands will be more expensive in the future.
On the reverse side of this letter is one example, of the many currently taking place, of the
steps taking place in other jurisdictions to preserve part of area heritage and provide for
the recreational needs of residents. We encourage you to direct your attention to this
important aspect of MUD district development so that it can go forward in a timely,
economic manner.

PS: It is too early to determine whether proposals for implementing a trail system in the
area will come to fruition. We hope that County government will not abdicate its
reaponsiblilities to municpalities such as Longmont to provide area parks.
