Ute Crossing is composed of 94.225 acres of land that lies almost center of the Mead Area of Influence as outlined in the Mead Area Comprehensive Plan(MACP). The adjacent properties on two sides have already been annexed into the Town of Mead, and this project is consistent with the goals and strategies of the MACP. The subdivision is bordered on the East by Interstate 25 and on the North by County Road 36, therefore since the only existing access tgthe property is from County Road 36, the development will proceed north to south from County Road 36. The homes will be moderately priced from the low-$100,000's for the town homes and mid-$100,000's for single family dwellings. As with home prices, lot sizes will vary with larger lots abutting the interstate. Over 22 acres cf park and open space and an integrated, landscaped trail system will be provided to accommodate environmental needs and enhance the quality of life and beauty of the neighborhood. Desibm and architectural guidelines will be strictly applied and enforced to ensure an attractive and functional neighborhood that provides unimpaired views of the fields and mountains.. Restrictions and/or covenants will be in plate to guarantee that the community maintains its attractive, well cared for appearance over time. We have met with U.S. Homes and have an informal agreement that will provide at lease:one thru street for a second mear.s of egress out of each neighborhood. We have also met with Great Western Railroad and have received a positive response to the construction of an, at-grade residential crossing within the Ute Crossing subdivision. If there is any additional information that we may provide to you regarding this proposal, please contact us at 303-684-8309. Sincerely, Chester D.
