The major improvements included , and still do , a typical farm house , bunk building , barn , corrals , irrigation reservoir , and sprinkler irrigation system. The farm has been continuously in agricultural production . with cattle , hay , and horses having been the emphasis . Two excellent wells on the farm supply domestic water and water for livestock . 1 . A water supply statement . On the smaller lot , which will be lot A of the recorded exemption , water will be provided by the Central Weld County Water District . The District has agreed to the line extension to serve both lot A and lot B ( see enclosed letter ) . Lot B is presently served by the two decreed wells ( also registered ) . The wells will continue to be used for livestock watering . Irrigation water is supplied by the Platte Valley Irrigation Company through the Old English Ditch . of which we have 1 1 /2 shares . The supply is primarily Platte River water and supplementary water from the Colorado-Big Thompson Project . Lot A is not presently , and will not be irrigated, as it is a sprinkler corner and too high in elevation above the canal for flood irrigation . 2 . Astatement about the adequate disposal of sewage . The reason for the recorded exemption . Lot A will be used as a home site for our daughter and her livestock. She raises and shows horses . We cannot ask her to invest in her home on the undivided farm, as it will eventually be in our estate and subject to settlement of the estate . We have four children , hence her ownership of her investment in her home cannot be reasonably protected if it is part of the estate . It ' s also a beautiful location for a home .
