RE: USE BY SPECIAL REVIEW QUESTIONNAIRE — RESPONSE
1. This is a use allowed by the U.S.R. permit and is consistent with what we are using this
property for today.
2. The land is used as agricultural property and is zoned agricultural.
3. All surrounding property is agricultural. The (60) acre parcel is currently used as Monfort's
Corporate facilities.
4. The surrounding area is agricultural. Due to the fact that the proposed sites are used
currently as Monfort's Corporate Offices, we consider this request compatible.
5. No.
6. Our proposal does not affect any land currently being used for productive agricultural use.
7. It is our intent to adhere to all Federal, state and local laws.
8. There are (5) proposed office addition labeled A thru E on the site plan. These are all
expansions to existing offices.
9. There are no residential structures on this 60 acre parcel of property.
10. The number of employees estimated for each project A thru E are:
a) 4 employees: 1994 c) Storage only: 1995 e) 30 employees: 1996
b) 16 employees: 1995 d) 20-25 employees: 1995
Hours worked are normally 7:00 a.m. to 5:00 p.m.
11. Total number of new employees may be (75) by 1996. It is our intent to build these out
over a period of several years as the need arises.
12. No animals. This is for commercial office space.
13. No processing equipment is required.

14. The structures proposed are wood-frame similar to the existing, and are listed A thru E,
(5) projects on the site plan.
15. The type of vehicles would be automobiles and/or light trucks.
16. We will connect to the city sewer system (existing).
17. No wastes will be generated from the intended use.
18. We have a contract to have our trash removed daily by means of trash dumpsters at
various locations.
19. Our construction proposal is:
a) Start; December, 1994 — complete; January, 1995
b) Start; March, 1995 — complete: June, 1995
c) Start; March, 1995 — complete; April, 1995
d) Start; June, 1995 — complete; November, 1995
e) Start; March, 1996 — complete; December, 1996
20. Our proposed landscaping would be consistent with what we have now, using grass,
shrubs and a sprinkler system.
21. No reclamation is proposed.
22. Due to company growth and to provide for some long range planning, we need these
structures to continue operations.
23. This property is covered for fire protection by the Eaton Fire District.
24. North Weld county Water District.
25. Storm water drainage will be contained on Monfort property and allowed to drain away
through natural drainage and barrow ditches.

Re: Use by Special Review
for Monfort Corporate facilities
Dear Todd:
Please find enclosed the plat plan with the information you have
requested. Also, the alcohol and drug testing facilities are
necessary because the Department of Transportation promulgated new
regulations requiring companies, effective January 1, 1995, to do
alcohol testing for all of their DOT drivers. In addition to the
testing of all DOT drivers for alcohol, Monfort will also test
drivers for drugs . All new corporate headquarters employees will
also be using this facility for alcohol and drug testing. The new
facility will be a double wide trailer with the dimensions of 20 '
x 40 ' . The facility will probably have up to four employees.
Parking adjacent to the facility should be able to accommodate
about ten vehicles.
The corporate west building expansion is necessary because Monfort
has consolidated the food service selling function. Fifteen people
will be added to the corporate west building. In order to
accommodate these additional people, a building expansion with
dimensions of 30 ' x 48 ' is planned. In addition, Monfort will also
be adding parking which will be able to accommodate approximately
twenty vehicles . Monfort management expects to complete this
project in about three to four months from the time a final USR and
building permit are received.
