Agricultural productive use and also listed as an agricultural use. All around agriculture. 3. It is agricultural and is surrounded by agricultural uses-allowed for as a use by right. 4. This property is surrounded by farming and other agricultural uses-Yes, it is compatible. 5. Not that I know. 6. Some crop land will be used for confined livestock feeding but there is no other choice in selection of additional corrals because the existing layout of the facility dictates corral location. 7. This will have no effect on public health or safety. 8. The site is an existing dairy. 9. The site has two farm residences within 500 feet of it and only six others within 2500 feet. 10. There will be three-eight hour shifts. During daylight hours, approximately 15 employees will be on-site. At night, approximately five employees will be on-site. 11. There are approximately 20 employees, three of which live on-site and possibly up to six in the future. During the course of the business day, up to ten additional people will be making deliveries, weighing trucks and servicing equipment. 12. Up to 2000 adult Holstein dairy cows in production and up to 500 additional non-producing animals. 13. Equipment utilized on the facility includes four wheel loaders for feeding and cleaning pens, feed trucks, and manure hauling trucks. Other equipment includes dairy milking equipment, milk cooling and milk storage tanks. 14. Existing buildings include an office, dairy barn, and three houses. Proposed buildings and additions will include expansion of the existing dairy barn and office, additional feed storage, corrals, and additional housing for employees. 15. Vehicles accessing the site will be semi-tractor-wailer trucks weighing up to the legal limits. These trucks will be used for transporting milk from our site to processing plant up to twice daily, and delivering feed from grain and hay growers up to twice daily. 970060 16. This site already has a septic system in place. 17. There are five lagoons for liquid manure storage already on-site, and a 160,000 square foot area for dry manure storage. Dry manure is stored and hauled seasonally to local area farmers. 18. There is very little other waste other than manure. A local trash service is contracted for weekly pickup of other trash. 19. There is an existing facility on-site. Expansion and remodel of the dairy barn would take four to five months. The first phase of the total expansion is scheduled to begin within one year, and completion of the first phase within 18 months. Completion of the final phase allowing for the capacity to milk 2000 cows, will be completed within five years. 20. There is currently a windbreak consisting of Australian Pine trees, spaced 20 feet apart along County Road 51. It is our plan to continue this windbreak with similar spacing southward along Road 51 to shelter the proposed future corrals. 2I. N/A 22. The facility is currently in use, but the economics of the dairy industry dictate further expansion to be profitable. An operation of this type can generate five to six million dollars into the local economy annually. 23. The Gideon Fire Department. 24. North Weld County Water District. 25. The future corrals will be sloped in such a manner to cause the runoff to drain into storm water control structures designed for that purpose. 970060 G "F\ r , 11 y r,Az.,,, .--_IF- Y 1 / II Cr `, J SS _ Al 0 IIli -1 V I R; L_j . /I W 11 I '1 b , mitI il i H !'
