O. Box 758 Greeley, CO 80632 Dear Commissioner Hall: Recently we have become aware of some proposed developments near the intersection of Highway 66 and County Road 19. We would like to express our concerns to you and the Town Board about the nature of the proposed development. While we are not opposed to the natural development of agricultural lands,we are opposed to development which would disrupt the farming business and rural character of this area. The proposed development seems to have a very high density and much commercial property. Purportedly, about 500 people would live in this development and added to the population of Platteville. This small city would be squarely in the middle of what is now purely agricultural land. It would be four miles away from the Town of Platteville. This,we believe would negatively impact our ability to farm. We support responsible growth. But this proposal does not make logical sense. It isolates existing farmland and moves the center of Platteville four miles away from its current location. There does not seem to be any benefit for Platteville citizens, who will be taxed to provide police protection, fire protection, schools, maintenance and other services to a location that is far from the existing town. We have been told that the added taxes to be gained from the proposed commercial development will provide more than enough money to offset the added expense of the additional services. This needs to be checked. Platteville has hired a very competent consultant to put together an excellent Comprehensive Growth Plan. That Plan shows areas that would be suitable for commercial development located near Highway 85. The consultants also cautioned that only a few types of commercial enterprises could draw enough business to be viable at the busy intersections along Highway 85. If that is the case,what would draw any commercial enterprises to locate even further away form the Highway? What guarantees does the Town have that the developer can actually carry out his promise of commercial development at the intersection of Highway 66 and County Road 19? Without that commercial development,his proposal will not be cost neutral to the citizens of Platteville. It will raise taxes. We agree with the policies of Weld County which serve to preserve the agricultural nature of the county. We would like to offer to help with this goal in any way we can. We ask you to take action to prevent this type of high density development in the midst of an agricultural area. Thank you. Sincerely, Bruce&.
