This site plan review is approved with the attached conditions:
1. Prior to recording the Site Plan Review plat, the applicant shall address the following to the
Department of Planning Services' satisfaction:
a. The plat shall be amended to delineate the following:
I) The applicant shall place signs at the entrance to the temporary bank facility to
identify one way in and one way out traffic. (Public Works)
2) A rendering or written description of the directional sign to be placed on the
temporary bank site which identifies parking,commercial access,and pull-up window
access.
b. The applicant shall include in the Landscape Plan the following information:
1) An installation schedule which specifies when the landscaping will be installed on
site. (Dept. of Planning Services)
2) A landscape maintenance schedule which specifically states who will perform
maintenance and that maintenance is on-going and shall not end upon final
acceptance by the Department of Planning Services. (Dept. of Planning Services)
c. Prior to recording the plat:
1) The applicant shall complete Improvements Agreements with Weld County for the
purpose of ensuring the timing and completion of on-site access and landscaping
improvements for both temporary and permanent facilities. These agreements shall
be reviewed and approved by the Weld County Department of Planning Services,
Public Works Department,and the Board of County Commissioners. Upon approval
of the agreement, the applicant shall submit adequate collateral which equals the
amount of the improvements to be completed. (Dept. of Planning Services)

d. The following notes shall be placed on the plat:
1) In accordance with the Weld County Zoning Ordinance, no land, building or
structure shall be changed in use or type of occupancy, developed, erected,
constructed, reconstructed, moved or structurally altered or operated in the
commercial or industrial zone districts until a Site Plan Review has been approved
by the Department of Planning Services. (Dept. of Planning Services)
2) In the event that a portion of the building is proposed to be leased to another party
in the future, the applicant shall submit a copy of the lease agreement or other
appropriate evidence/information regarding the proposed use of the leased portion
to the Weld County Weld County Department of Planning Services for review. This
review may involve the Weld County Attorney's office, Weld County Building
Inspection Department,Mountain View Fire Protection District or other appropriate
referral entity. Based upon the proposed use and/or impacts of the leased portion,the
Department of Planning Services may require a new Site Plan Review application.

3) All liquid and solid wastes shall be stored and removed for final disposal in a manner
that protects against surface and groundwater contamination. (Health Dept.)
4) No permanent disposal of wastes shall be permitted at this site. (Health Dept.)
5) Waste materials shall be handled, stored and disposed of in a manner that controls
fugitive dust,blowing debris and other potential nuisance conditions.(Health Dept.)
6) Fugitive dust shall be controlled on this site. (Health Dept.)
7) The maximum permissible noise level shall not exceed the commercial limit of 60
db(A), as measured according to 25-12-102, Colorado Revised Statutes. (Health
Dept.)
8) The facility shall utilize the St.Vrain Sanitation District for sewage disposal.(Health
Dept.)
9) Adequate toilet facilities shall be provided for the public and employees. (Health
Dept.)
10) The facility shall utilize the Left Hand Water District for domestic water service.

11) Landscaping materials as indicated in the approved landscape plan shall be
maintained at all times. Dead or diseased plant materials shall be replaced with
materials of similar quantity and quality at the earliest possible time. (Dept. of
Planning Services)
12) All structures, including signs, on site must obtain the appropriate building permits.

13) The site shall maintain compliance with the Weld County Mixed Use Development

(MUD) standards at all times. (Dept. of Planning Services)
14) The site shall maintain compliance with the Weld County Planned Unit Development
(PUD) standards at all times. (Dept. of Planning Services)
15) The temporary bank facility shall exist for a period not to exceed twelve (12)
months. Six(6)month extensions beyond that time may be granted after review and
approval by the Board of County Commissioners. The temporary structure and all
on-site amenities shall be removed from the site not more than sixty(60)days after
the issuance of the Certificate of Occupancy for the permanent facility. (Dept. of

e. The applicant shall submit evidence to the Department of Planning Services that final
approval has been received from the Mountain View Fire Protection District.(Mountain View
Fire Protection District).
f. The applicant shall submit evidence to the Department of Planning Services that all Left Hand
Water District conditions and requirements as indicated in the district's letter dated September
21, 1998 have been met and service to the lot has been obtained.(Dept.of Planning Services)
g. The applicant shall submit evidence to the Department of Planning Services that all St.Vrain
Sanitation District requirements as indicated in the district's letter dated August 25, 1998
have been met and service to the lot has been obtained. (Dept. of Planning Services)
h. The applicant shall supply a typical cross-section, or shall provide a note on the plat for the
permanent bank facility which describes depth of base and asphalt or full-depth asphalt to be
utilized for the drive-through and off-street parking area. Section 10 of the Weld County

2. Prior to the release of building permits:
a) In conjunction with the requirements of the Final Plan of the Western Dairymen Cooperative
P.U.D., all street signs and lot identification shall be in place. (Dept. of Planning Services)

c) The applicant shall submit two sets of blueprints, including engineered foundation and

You may recognize the application number for this Site Plan Review. Recently you may have
reviewed SPR-291--a temporary bank facility in the MUD. The application included in this packet,
also labeled SPR-291, is for the permanent bank facility on the same site. For some reason the
applicant chose not to submit them concurrently, even though they had been given permission to
do so. I will review the temporary facility first, but will not proceed with staff approval until referrals
have been received for the entire site. I just wanted to let you know why you were receiving two

Our Department will be processing the Site Plan within 45 days or upon receipt of recommendations from the
referral agencies. You will be notified by this office at the end of the review period regarding the site plan.

APPLICATION REQUIREMENTS FOR A SITE PLAN REVIEW
The purpose of the application is to give the applicant an opportunity to demonstrate through written and
graphic information how the proposal complies with the standards of the Weld County Zoning Ordinance, as
amended. The following supporting documents shall be submitted as a part of the application:
1. Site Plan Review application form (included in this packet); •
2. A signed and notarized Site Plan Review certification form (included in this packet);
3. A copy of a deed or legal instrument identifying the applicants interest in the property under
consideration;
4. A party wall agreement and legal description for duplex or triplex uses where units are held in
separate ownership;
5. A condo declaration and legal description for the condo, if applicable;
6. A detailed description of the proposed use;
7. The applicant shall submit evidence that the use in the zone district shall have an adequate source
of potable water and meet the requirements of the zone district;
8. The applicant shall submit evidence that the use in the zone district shall have adequate sewage
disposal facilities and meet the requirements of the zone district. If there is an existing septic system
located on the site, the applicant shall include in the application a copy of the septic permit. This
information can be obtained from the Weld County Health Department;
9. A completed Weld County Road Access Information Sheet(included in this packet);
10. The number of employees associated with the use.
11. A statement indicating that the proposed use meets the required setback and offset requirements of
the zone district;
12. A generalized sketch of building elevations depicting the style, size and exterior construction materials
of the buildings proposed in sufficient detail to exhibit the relative compatibility of the proposed site
with the character of the surrounding land uses;
13. A plan describing any proposed signage, drawn to an appropriate scale which shall include
specifications of the proposed sign(s) and sign structure along with the method of construction and
attachment to the building or ground. The position and distance of the sign(s) in relation to property
lines and buildings and structures on the property shall be shown on the Site Plan Review map. All
proposed signs shall apply for and receive a building permit;
14. Statements describing that the landscape requirements listed below have been meet:
A. The lot shall adhere to the Maximum Lot Coverage requirements of the zone district in which
it is located in, as shown in the Bulk Requirements in the Weld County Zoning Ordinance.
Land shall not be deemed covered if it is used for growing grass, shrubs, trees, plants or
flowers or if it is otherwise suitably landscaped;
B. That portion of a LOT in the zone district which abuts a public or private street right-of-way
shall have a minimum fifteen (15) foot wide landscape setback, unless the LOT is governed
by a more restrictive landscape setback contained in an overlay district. The landscape

setback is measured at a right angle from the existing or planned future right-of-way to any
parking lot, fencing, storage area, or structure. Sidewalks and driveways may pass through
the required LANDSCAPE setback.
C. Landscaping techniques shall be utilized in design of parking lots to aid in buffering parking
lots from roadways;
D. The applicant shall submit to the Department of Planning Services a detailed landscaping plan
delineating the existing and proposed trees, shrubs, ground covers, natural features such as
rock outcroppings, and other landscaping elements. The plan shall show where landscaping
exists or will be located along with planting and construction details, species name and size.
Where existing plantings are to be retained, the applicant shall include in the plans proposed
methods of protecting the plantings during construction;
E. The applicant shall submit to the Department of Planning Services a maintenance plan for the
proposed landscaping on the site;
15. A statement accompanied by evidence explaining how the storm water runoff will be handled. If
physical changes to the site are proposed (grading, paving, increased roof areas, etc.)then evidence,
maps, and calculations explaining how storm water retention facilities are designed to retain the storm
water runoff in excess of the historic flow from the undeveloped site shall be designed for a 100 year
storm and release retained water at a rate not to exceed a five year storm falling on the undeveloped
site;
16. A statement explaining that the proposed use, building or structure meets the Off-Street Parking
Requirements listed in Section 41 of this Ordinance. Sufficient screened, off-street, paved parking
areas shall be provided in all districts;
17. A statement explaining that the loading/service areas in all districts shall be located, designed, and
constructed in a manner that is in conformance with the standards below:
18. Sufficient space shall be provided in loading/service areas to accommodate the vehicles being
loaded or unloaded without encroachment upon neighboring property or rights-of-way.
Loading/service areas shall be paved;
19. Loading areas located within the I-1 and 1-2 Districts shall be designed to comply with the appropriate
use regulations under either Section 34.2 or Section 34.3 of this Ordinance;
20 A statement explaining that the lot shall have safe access to an approved public or private street. The
design designation of a street or highway as to type shall be in conformance with that shown on the
Weld County Transportation Plan and/or the Master Plan of the affected municipality;
21 A statement explaining that new accesses to public rights-of-way shall be constructed using the
minimum standards below. Designs exceeding these minimums may be required by the Weld County
Public Works Department depending upon the number and type of vehicles generated by the use
proposed;
A. Size of drainage structure- 15 inches minimum in diameter;
B. Length of drainage structure -20 foot minimum;

C. Depth of cover over pipe - 12 inches;
D. Width of access - 10 - 15 feet for a one-way single access, 24 foot minimum for two-way
traffic;

E. Maximum grade of access- 15 percent;
F. Flare radius-20 foot minimum in a residential zone district, 40 foot minimum in commercial
and industrial zone districts;
G. Depth of surfacing - per engineered design and subject to approval by Weld County Public
Works Department;
22. A statement explaining how acceleration/deceleration lanes, when required by the Weld County
Public Works Department or the Colorado Department of Transportation, will provide safe, efficient
access to arterial or collector streets;
23. A statement explaining that the trash collection areas or facilities are located, designed, and used in
a manner that shall meet the requirements of the zone district;
24. A statement explaining that the use conforms with the following operation standards to the extent that
they are affected by location, layout, and design prior to construction and operation. Once
operational, the use shall conform to the standards listed below:
A. Noise. uses and structures in the Commercial and Industrial Districts shall be located,
designed, and operated in accordance with the noise standards as established in 25-12-101
C.R.S.;
B. Air Quality. USES in the Commercial and Industrial Districts shall be located, designed, and
operated in accordance with the air quality standards established by the Colorado Air Pollution
Control Commission;
C. Water Quality. USES in the Commercial and Industrial Districts shall be located, designed, and
operated in accordance with in the standards established by the Colorado Water Quality
Control Commission;
D. Radiation and Radioactive Materials. The handling, use, storage, and processing of
radioactive materials shall be in accordance with the applicable regulations of the State of
Colorado and the United States Government;
E. Heat. Uses located within the Commercial and Industrial Districts shall not emit heat in such
an amount sufficient to raise the temperature of the air or of materials at or beyond the lot line
more than five (5)degrees Fahrenheit;
G. Glare. Any lighting used to illuminate an off-street parking area, outside storage area, outside
activity area, sign or other structure shall be arranged as to deflect light away from any
adjoining residential zone and from county roads. Any lighting, including light from high
temperature processes such as welding or combustion, shall be designed, located, and
operated in such a manner as to meet the following standards: sources of light shall be
shielded so that beams or rays of light will not shine directly onto ADJACENT properties;
neither the direct or reflected light from any light source may create a traffic hazard to
operators of motor vehicles on PUBLIC or private STREETS; no colored lights may be used
which may be confused with or construed as traffic control devices;
H. Property Maintenance. All property shall be maintained in such a manner that grasses and
weeds are not permitted to grow taller than twelve (12) inches. The property owner,shall not
allow the growth of NOXIOUS WEEDS.

This application is for the main bank facility for Eaton Bank, d.b.a. Centennial Bank of the West,located in Del Camino
on the above referenced site. Per our meeting of 23 September, we are submitting this with the understanding that it and
the application for the temporary will be processed together. As a result,we have not included an additional application

the use and operation as a Financial Institution owned by Eaton Bank, it appears that the building use is consistent with
uses allowed by right in either the Industrial or Commercial districts.

Proposed Use:
The Eaton Bank is the owner and principle occupant of the proposed building and will be doing business as Centennial
Bank of the West. The proposed building will be a two story structure with Centennial Bank of the West occupying the
main floor of the building,while the second floor will house additional toilet rooms, an employee lounge,the banks

such time as the bank expands into it. Parking needs were calculated with this area used as general office use, as
indicated on the Site Plan.
Centennial Bank of the West is a branch of Eaton Bank and is the name to be used for their branches along the front
range. In addition to this facility,there are two additional branches to be located in the Fort Collins area. It is
anticipated that there will be a total of twelve employees for Centennial Bank of the West. The employee count for the
leaseable space was determined using the Uniform Building Code occupant load for the gross leaseable area. We
believe that this will be an exciting addition to the Del Camino area, as it will be the first bank to be located in the area
and along the Highway 119 corridor.
Storm Water runoff(Drainage):
Please refer to the attached Grading Plan, drainage letter and calculations prepared by Pickett Engineering Co.,dated 30
September, 1998. On-site drainage will be conveyed to the existing subdivision drainage system.
Off-Street Parking:
Applicable Weld County off-street parking requirements(Section 41.1.3) are as follows:
• Bank,Business Professional(first floor)-one(1)space for each 300 sq. ft. of gross floor area and public offices.
• Office area(second floor)-one space for each two(2)employees,plus one(1)space for each 500 sq. ft. of office
space.
As indicated on the Site Plan,there is a total gross building area of 5,786 sq. ft on the first floor. As a result, 20 spaces
are required by the building area(5,786/300= 19.2). On the second floor there is a total gross rentable office area of
3,085 sq. ft. as a result,7 spaces are required by the building area(3,085/500=6.2). Also there is an estimated
occupancy of 31(per UBC occupant load of 100),therefore, 16 spaces are required(31/2= 15.5). As illustrated on the
Site Plan,we have provided a total of 43 spaces(20+7 + 16=43) for the proposed facility,which meets the
requirements. The Site Plan also indicates the location of two(2)spaces dedicated as a handicapped accessible parking
space near the main entrances to the building,as required by the Americans with Disabilities Act(ADA). These spaces
are included in the total parking count and are designed as ADA"universal"spaces,which accommodate both vehicles
and vans.
Loading Areas:
Loading areas are not applicable to the proposed use. However, a 10-foot by 24-foot service space is provided to the
rear of the building. Since building storage and mechanical spaces are located toward this side of the building, we felt it
was appropriate to provide a space for service type vehicles in this area.
Access:
The Site has direct access to North Stagecoach Road via one(1)access drive(two-way access onto&off of site)as
shown on the Site Plan. In addition,there is a one-way out exit drive from the drive-up banking area onto North
Stagecoach toward the easterly edge of the property. North Stagecoach Road accesses directly onto Weld County Road
71/2 which, in turn,has direct access onto Colorado State Highway 119.
Engineering Access Standards:
The width of the main access drive to the Site are 24 feet as requested by Mountain View Fire Protection District to
accommodate Fire Truck Access. One-way drives are generally 12 feet wide except for the drive to the commercial
window which is 10 feet wide. All drives and parking will be paved either with asphaltic concrete or Portland cement
pavement(depending on budgetary constraints) and will be designed in accordance with the recommendations of a
Geotechnical Engineer.
It should also be noted that the Site Plan indicates grass paver"drives"completing a loop around the building. While
these could serve as additional emergency vehicle access,they are primarily designed to accommodate the banks

stagecoach which is used for promotional events. The grass pavers enable the stagecoach to give rides to customers
around the building without providing hard surface pavement which would detract from the landscape intent.
Acceleration/Deceleration Lanes:
Based on the use and potential traffic generation and the above discussion,we do not believe that
acceleration/deceleration lanes are required for the access drive to the site.
Setbacks and Offsets:
Weld County standards require a setback of 25 feet from road rights-of-way and side and rear yard offsets of 10 feet.
The proposed structure is located in excess of 25 feet from all property lines, as indicated on the Site Plan.
Landscaping:
As summarized on the Site Plan,the total lot coverage equals approximately 32.2%of the site,which leaves a total area
for landscaping of about 67.8%. The 32%lot coverage is less than the maximum allowable of 85%. The Landscape
Plan indicates proposed landscaping around the building.
Trash:
The Site Plan indicates a trash enclosure located just south of the building. The enclosure is sized for one(1)3-yard
trash dumpster(per calculations from Western Disposal)which should be adequate to serve the needs of the facility
users for trash disposal. The trash enclosure structure will also be designed to provide storage for site maintenance
equipment and will have a compatible architectural style o that of the main facility.

Water Service:
Water will be supplied by the Left Hand Water District. As indicated on the Site Plan,there are two water lines stubbed
into the site from North Stagecoach Road. This proposal will only use one. We have performed calculations which
indicate that a 1" tap and meter will adequately serve the facility. The line size will be increased to 11/2"after the meter
to minimize pressure losses. In addition,the building is proposed to be equipped with a fire sprinkler system. This will
be served with a 4" fire line to the sprinkler system and the adjacent fire department connection(FDC).
Sewage Disposal:
Sewer services will be supplied by St. Vrain Sanitation District. There is an existing sewer line and an existing manhole
at the Northeastern corner of lot 1 in a 20'utility easement that is of adequate size to serve the facility. We are proposing
a 4"sanitary sewer line from the building to the manhole.
Operation Standards:
Noise: The proposed use generates minimal noise during operation. If applicable,the facility will operate in
accordance with OSHA and Colorado State requirements for generated noise and abatement.
Air Quality: The facility will not discharge any pollutants to the atmosphere, so air quality standards are not an
issue.
Water Quality: There will not be any discharge of industrial wastes into the sanitary sewer system.
Radioactivity: There will not be any radioactive materials used in any process on this site.
Heat: There will not be any process or activity which will effect the ambient air temperature on this site.

Light: There will not be any high temperature process or welding procedure on the site that would produce
light sources visible from adjacent properties. Any site lighting will utilize cut-off shields to prevent
light from falling on adjacent properties and minimize glare.
Property Maintenance:
The site and property will be maintained by the owner, in accordance with Weld County Regulations, as well as the
covenants for the subdivision.
Signage:
We are proposing a 25-foot maximum height pole mounted, freestanding sign at the northern side of lot 1, and a
"monument",freestanding sign at the main entrance of the property as indicated on the Site Plan. This sign will be
relocated from the temporary bank building location. In addition,there will be a freestanding directional sign at junction
of drives. All signage will be designed by others, in accordance with the Weld County M.U.D. Sign District Regulations
and the Subdivision Design Guidelines.

I have reviewed the site plan for the above referenced lots, as prepared by you, dated September 1998.
Western Dairymen Cooperative, Inc.'s subdivision provides detention for the entire subdivision located
along the western boundary of Weld County Road 7 1/2. Therefore, individual lot owners are not required
to provide detention on their property but are to collect and convey their stormwater through the storm
drainage pipe and area drains located in the front part of the lots just north of Stagecoach Road North. We
estimate that the 5-year storm and the 100-year storm peak runoff rates will be 3.6 cfs and 6.7 cfs,
respectively, for Lot 1 and 2.7 cfs and 5.04 cfs, respectively, for Lot 2.
It appears that the northern portion of the site will discharge into grass swales just north of the driveway
that circles the building. The grass swales will carry 6.7 cfs based on a 0.75%slope. See attached
Triangular Channel Annalysis and Design. Velocities of approximately 2 ft/sec may be anticipated and
will not cause any erosion. The remainder of the water, being on the east and west of the bank building,
will run in a swale directly toward the inlets located at the southwest corner of Lot 1 and the southeast
corner of lot 2, immediately behind the sidewalk. The swales need be only 2 feet in depth with 1 foot of
freeboard. The area inlets, which are CDOT type C inlets, can adequately receive the water from this site
with minimal ponding.

The Weld County Public Works Department has reviewed the Eaton Bank temporary and permanent facilities and
has the following comments:
TEMPORARY BANK FACILITY: LOT 3, BLOCK 1, WESTERN DAIRYMEN COOPERATIVE SUBDIVISION
COMMENTS:
There will be a circle drive to access onto North Stagecoach Road with one way in and one way out. The internal
road system has been paved and has curb, gutter, and sidewalks. This subdivision is maintained by Weld County.
Pickett Engineering has supplied a drainage design for Lot 3, Block 1. The calculations have been reviewed and
I have no conflict with the design which has been stamped and signed by a professional engineer.
The applicant is supplying adequate parking for the square footage being proposed for the temporary structure.
REQUIREMENTS:
The applicant shall place signs at the entrance to the temporary facility to identify one way in and one way out.
PERMANENT BANK FACILITY: LOTS 1 AND 2, BLOCK 1, WESTERN DAIRYMEN COOPERATIVE
COMMENTS:
Access will be gained from North Stagecoach Road with a two-way access to the main facility. Circulation through
the drive-through section will allow traffic to exit one way. Additional traffic will utillize the off street parking area.
REQUIREMENTS:
Pickett Engineering needs to supply a drainage design for Lots 1 and 2, Block 1.
The applicant needs to supply a typical cross section, or a note on the plat, describing depth of base and asphalt
or full depth asphalt to be utilized for the drive through and off street parking lot. Section 10 of the Subdivision

• The Environmental Protection Services has reviewed these proposals for both the temporary
and main facility. The application materials indicate when the main facility is ready for
occupancy, the temporary use will be removed. The following conditions are recommended to
be part of any approval:
1) All liquid and wild wastes shag be stored and removed for final disposal in a manner
that protects against surface and groundwater contamination_
2) No permanent disposal of wastes shall be permitted at this site.
3) Waste materials shall be handled, stored, and disposed in a manner that controls
fugitive dust, blowing debris, and other potential nuisance conditions.
4) The maximum permissible noise level shall not exceed the commercial limit of 60
db(A) as measured according to 25-12-102, Colorado Revised Statutes.
5) The facility shall utilize the existing municipal sewage treatment system (St. Vrain
Sanitation District).
6) Adequate toilet facilities shall be provided for the public and employees.
7) The facility shall utilize the existing public water supply (Left Hand Water District).

Dear Mr. Patton:
This is the site plan review for the permanent bank building to be located on Lots 1 and
2, of the Western Dairymen Cooperative Subdivision. 1 have reviewed the submitted
materials for compliance with the adopted codes and standards of the Fire District. The
project is within the boundaries of the Fire District and will be served by the District.
The Fire District has no objections to the project, if the requirements of the District can
be met. Based on my review, I have the following comments:
I. The required fire flow for a building of 11,133 square feet of Type V-1 Hr
construction, with credit given for the fire sprinkler system throughout the
building is 1,500 gallons per minute at 20 pounds per square inch. Based on
recent tcsts done in the subdivision, the Fire District will recognize that the
required fire flow is available. (Fire Protection District Standards Section 5.02-
1)
2. A building with a required fire flow of 1,500 gallons per minute is required to
have one fire hydrant available to serve the building. This hydrant must be
located so that all parts of the building are within 450 feet of this hydrant by line
of tire apparatus travel. Existing fire hydrants in the subdivision will serve the
building. (Fire Protection District Standards Section 6.04-5)

Dear Mr. Patton:
I have reviewed the material enclosed with the referral form. The project is within the
boundaries of the Fire District and will receive service from the District. Based on my
review, I have the following comments that apply to the site plan and review for the
temporary building only:
1. The Fire District will not approve the issuance of any building permits in this
subdivision until the emergency access to Highway 119 is completed and
approved by the Fire District. At the last inspection of the subdivision, the
access was not usable. The comment below assumes that the access is completed
and approved.
2. The construction plans for the building need to be submitted to the Fire District
for review prior to beginning construction. If the temporary building is a
modular building, then the floor plans for the building need to be submitted to
the Fire District for review. The Fire District will have specific requirements
for the building. (Fire Protection District Standards Section 1.01)

Dear Jerry:
This letter was requested in regard to Lots 1, 2 and 3, Block 1, Milky Way Business Park,
Del Camino, Colorado, located within:
Portion of NW/4 of the NE/4 and NE/4 of the NW/4 of Section 10, T2N,R68W
of the 6th P.M., Weld County, Colorado
The Property will be served by this District's municipal type collection system and
aerated lagoon treatment plant constructed to Colorado Department of Health and
Environment standards and operated subject to the Colorado Discharge Permit system.
This project complies with the District's Master Plan. Sewer lines have been extended to
serve these lots. Initially,there will be a temporary bank building, to be followed by a
permanent bank building, each on separate lots with separate taps. The property is within
the District.
St. Vrain Sanitation District has 1,852 SFE (single family equivalent)taps of which 770.4
have been purchased, resulting in 1,079.6 available for purchase. These taps are
available to referenced property and other eligible properties on a first-come, first-served
basis. As the present supply of taps is consumed, the District plans to increase the size of
its treatment plant to serve 5,555 SFE taps. These additional taps would also be made
available on a first-come, first-served basis.
The above-referenced property is eligible to utilize the available supply of taps on a
first-come, first-served basis, subject to the following:
•
a. Purchase of the required number of taps, as needed; and
b. Compliance with the District Rules and Regulations.

Should this property wish to obtain an absolute commitment to serve,taps may be
prepurchased and held until needed. Monthly service charges will be assessed upon
connection to the District or twelve months after purchase, whichever comes first. The
Subdivision Service Agreement also provides for reservation of taps for thirty-six months
at Applicant's discretion.
