SUBJECT: SE FOR PROPERTY LINE ADJUSTMENT
SE-567 was approved after staff determined that a substantial change would not be made to
the existing USR-606 on the 35 acre parcel. There were two residences on the 35 acre parcel:
one permitted through USR-606 for a single family dwelling on less than the minimum lot size
(1-6-84), and another permitted through a Zoning Permit for an Accessory Dwelling (ZPAD-12,
4-9-84.) Upon confirmation with the applicant and the field check, these are the only two
residences that shall be on the newly created 71 acre (+1-) parcel. The temporary status of the
ZPAD shall not be affected by the approval of the subdivision exemption. The applicant
confirmed that the residence permitted through the ZPAD was still being utilized for the purpose
in which it was originally approved.

of the 6th P.M., Weld County, Colorado (146904000034)
Dear Mr. and Mrs. Jeffres:
Thank you for your letter dated November 23, 1995. Department of Planning Services staff reviewed
your letter, Department of Planning Services research file, and Clerk and Recorder records and
determined that the 41.217 acre parcel that you identified in your letter was created in June of 1985
(B1074,Rec2014435). During the property research it was determined that you also own an adjacent
parcel of approximately 35 acres created in August of 1983 (B 1004,Rec1936706). Due to the fact of
contiguous owner ship, a recorded exemption application may not be the most appropriate application
to create the property that you described and may not be supported by Department of Planning
Services staff. A subdivision exemption application for a boundary line adjustment between the two
existing parcels may be more appropriate. The subdivision exemption application would identify a
five acre area that could be conveyed to your son should it be approved. A copy of the Subdivision
Exemption application is included with this letter.
