This site is within the area the Greeley Planning Commission has requested referrals for, but is outside the City's Long -Range Expected Growth Area (LREGA). It is the practice of the City of Greeley Planning Commission to review Weld County requests that are outside of the City's LREGA principally for conformance with the City's Comprehensive Plan policies. The Planning Commission noted the current proposals do not increase the amount of development in the area, but indicated this type of large -lot development, far removed from municipal services, is not appropriate. Planning Commission also expressed general concern about the density of this proposal being too high, noted the Regional Plan does not support this type of development, and that future incorporation of large -lot development into communities is difficult. Thank you again for allowing the City of Greeley Planning Commission the chance to comment on the current proposal and express concerns about this type of development in general. Sincerely, Greg Tho Planner II mps n 872Cfz EXHIBIT 1 ID Z- Stfl l cfeire COLORADO Weld County Referral The Weld County Department of Planning Services has received the following item for review: July 31, 1997 Applicant Tri-City Ventures Case Number Z-507 Please Reply By August 21, 1997 Planner Shani L.
