The Weld County Public Works has reviewed this proposal; the following requirements are recommended to be
a part of any approval:
COMMENTS:
The County is in the process or regraveling all the internal streets in Aristocrat Ranchetts Subdivision. The
proposed facility is located on Nancy Avenue. It is the second lot in from WCR 31, which is a paved Collector
status road. The distance from the access to WCR 31 was measured at 482 feet. The width of the road is
approximately 22 feet to 24 feet with adequate borrow ditches on both sides. The access currently exists. No
additional accesses will be granted to this parcel.
The applicant has indicated that there will be five to six employees that will utilize the site.
The applicant has identified on the plat the proposed parking areas for the equipment and employees.
REQUIREMENTS:
On my field investigation, there is an access culvert in place. Both ends of the culvert need to be exposed and
cleaned to accommodate any run-off that may occur in the area.
The storm water drainage, heavy equipment storage, and cleaning of equipment on site should be addressed by
the Weld County Health Department.

Environmental Protection Services has reviewed this proposal; the following conditions are recommended to
be part of any approval:
I ) All liquid and solid wastes shall be stored and removed for final disposal in a manner that protects
against surface and groundwater contamination. There shall be no disposal of liquid or solid wastes
at this location.
2) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance conditions.
3) Fugitive dust shall be controlled on this site.
4) The maximum permissible noise level shall not exceed the commercial limit of 60 db(A), as
measured according to 25-12-102, Colorado Revised Statutes.
5) All potentially hazardous chemicals must be stored and handled in a safe manner. Reference 25-8-
205.5 Colorado Water Quality Control Act and Rules and Regulations thereof.
6) The applicant indicated that a water tap has been applied for through the Aristocrat Ranchettes
Water Board to serve the mobile home and proposed shop. The cistern shall be abandoned when
community water becomes available.
7) The application materials indicate that a shop/office building will be constructed on -site. This
building shall be served by a permitted septic system. This system shall be designed by a
Registered Professional Engineer.
8) A restroom facility shall be available for the employees in the proposed shop/office building.
9) The proposed mobile home shall be served by the individual sewage disposal system that is
presently serving the existing mobile home. The existing septic system has a tank that will
accommodate this one bedroom addition. The absorption bed is undersized by 276 square feet.
This Department requires that this system be brought into compliance and shall be installed
according to the Weld County Individual Sewage Disposal System Regulations.
10) In accordance with the applicants cistern permit (permit # 002-95), the applicant shall obtain
community water from The City of Fort Lupton.
11) There shall be no washing of vehicles or equipment at the site.
Please note : The applicant has indicated the shop/office building will be served by The Aristocrat
Ranchettes Water Project when it becomes available. We are concerned that this water supply may be
quite some time before this project gets under way or may not be developed in the near future. The
applicant shall address the timing of the construction of the shop/office building and the availability of
water.
