RE: Preliminary Valuation Study for Two Rivers Parkway Extension (WCR 54 to 83•" Ave)
'Dear Mr. Scheltinga:
,We appreciate your interest in having cur firm compacted preliminary valuation study ofihree parcels affected by the extension
of the Two Rivers Parkway.
This proposal outlines our fee and time required to conduct limited appraisals and provide a restricted report.
The scope of the assignment will be as follows; "
• Just compensation estimates will be provided for 3 parcels (Wiedeman, Lundvall and Bamett).
• Property owners will not be interviewed.
• . Subject properties will be inspected from adjoining public roads.
• One original report will be prepared - Please instruct -us as to the number of copies.
• The appraisal report will provide the followings
-Brief description of the "before" properties
. ;Description of proposed acquisition
- Tabulation of comparable sales
-Conclusion as to the per acre value of the before property'
-Estimated value of the proposed acquisition
- Brief description of "after properties
- Discussion of possible damages to the remainder
-Discussion of possible project benefits, particularly relating to land division
The assignment will be conducted by Kevin T. McCarty aud!or Alan A. Axton, both Certified General Appraisers in Colorado.
The report will be delivered on or before July 31, 1997. The fee will be $75/hour, not to exceed $3,O00. '
