That part of the Northwest 1/4 of Section Nineteen, Township one North, Range Sixty -Eight West of the
Sixth Principal Meridian, County of Weld, State of Colorado, being more particularly described as follows:
Beginning at the North 1/4 Corner of said Section 19; Thence North 89°13'00" West on an assumed
bearing along the North line of said Northwest 1/4 of Section 49 a distance of 309.91 feet to the point of
intersection of said North line of the Northwest 1/4 of Section 19 with the Southerly extension of the West
line of Briggs Street, being shown as 66.0 feet wide on the Original Town Plat of Erie; Thence continuing
North 89°13'00" West along said North line of the Northwest 1/4 of Section 19 a distance of 182.06 feet to
the True Point of Beginning; Thence South 01'2227" East parallel with said Southerly extension of the
West line of Briggs Street a distance of 156.72 feet to a point that is 50.0 feet Northeasterly, measured
radially from the centerline of the main track of the Boulder Branch of the Union Pacific Railroad
Company; Thence Northwesterly along a curve to the right, being 50.0 feet Northerly, measured radially
from the centerline of the main track of the Boulder Branch of the Union Pacific Railroad Company,
having a radius of 904.93 feet, a chord that bears North 66°11'47" West 311.71 feet, a delta angle of 19°
50'05" and an arc length of 313.27 feet to a point of tangent North 56°26'45" West parallel with and 50.0
feet Northeasterly of the centerline on the main track of the Boulder Branch of the Union Pacific Railroad
Company a distance of 65.81 feet to said North line of the Northwest 1/4 of Section 19; Thence South 89°
13'00" East along said North line of the Northwest 1/4 of Section 19 a distance of 339.41 feet to the True
Point of Beginning.
