SITE SPECIFIC DEVELOPMENT PLAN
USE BY SPECIAL REVIEW
APPLICATION REQUIREMENTS
2. A. To expand use of existing shop for outside automotive repair.
B. Boyd Farms operates over 800 acres of irrigated farmland. This
creates a need for constant repair and maintenance on the many
pieces of machinery involved in this operation. The use of a
part-time mechanic can not meet our needs and it would be
advantageous to add a full-time mechanic to our payroll. With
our present facilities we can operate for the present time
without expanding. In order to better accommodate our storage
and maintenance needs we have proposed an expansion on the
existing building. There will be no need to alter the
terrain surrounding the building or the use of the facilities
for this proposed expansion. Our only request is that we be
allowed to continue our current activities on a larger scale.
C. With in a two mile parameter of the existing buildings these
activities take place on a regular basis; farming operations,
hay grinding, cattle feeding, sod farming, pullet farming, a
commercial art studio and the town of Hudson.
D. Residential structures can be found a mile to the North, 1 mile
to the East, g mile to the South and lq mile to the West of the
proposed expansion site.
E. We will be expecting a job turn over of approximately fifty
jobs per month.
F. The number of employees will be a maximum of two with one twelve
hour shift. They will entertain the hours of 8am to 8pm.
G. Water will be taken from an existing hydrant that is supplied
with well water.
H. Access to the facility will be obtained via two existing driveways
on the East and West side of the shop that enter onto State
Highway 52.
I. Vehicle traffic will range in size and weight from small cars
of 2,000 lbs. to Boyd Farm trucks of 36,000 lbs. Small car
activity will be on a daily basis while large truck traffic
will be confined to seasonal needs of farmers in the area.
J. As per the requirements of The Weld County Health Department there
is no need for a sewage facility at this site.
K. As per Hudson Fire District requirements there will be a ten
pound fire extinguisher placed every 60 ft and an exit sign
placed at the door.
L. none
M. A fenced area will be provided North of the shop with approximately
11,000 square feet to be used for storage of farm machinery,
vehicles and parts.
N. none
O. Trash disposal will be twice weekly with waste oil disposal
by a private contractor as needed.
P. The only proposed landscaping plans will be a privacy fence that
is currently under construction.
Q. No reclamation procedures will be necessary as the area is

already improved.
R. The fenceing is currently under construction and the proposed
extension will hopefully be completed within five years.
3. A. This repair shop services many of the farmers in the area as
well as Boyd Farms. Weld County is currently dedicated to the
preservation of agriculture and there will always be a need for
service and repair of automotive and local farm machinery.
B. This location is very accesible for local farmers, travelers and
residents.
C. We have not altered any farm land. The building and surrounding
grounds have been established for over a 20 years.
D. Our facility is located far enough from any inhabitants so
as not to propose any danger to any one for any reason.
E. Everything surrounding this facility is agricultural in nature
and this shop has existed for repair and maintenance on the
farm for at least twenty years.
F. Since we are not changing anything significantly and there will
always be a need for automobile and farm maintenance and repair,
we feel that we will always be compatible with any future
development in the area.
G. As per the Weld County Planning Office this is not applicable.
