E2 4225 YOSEMITE GREELEY, GO. 80894 To Whom it may concern, The hydrants in the Hill N Park subdivision are of two primary types. The first type has only two 2't" outlets. The thread for this type is standard and fire department hose connections match with no problems. The second type has two 21/2" outlets and a "steamer" connection. The Milliken Fire Department has adaptors to fit all of the steamers found in our district. Planning Commission additionally wished to express concern over this type of development in general, because urban -level services, including schools, sanitary sewer service, fire protection and police service are not available at this location. Planning Commission feels strongly that this type of development should not be encouraged outside of an incorporated area. Planning Commission and staff appreciate the opportunity to review proposals and voice concerns regarding land use issues outside the city limits which would impact our community. Sincerely, xf"? JUN 2 2 1995 Eini11241 S-381, West Hill -N -Park , final plat I have reviewed the application and the drawings and have the following comments: On Item No. 19 of the application questionnaire, the applicant is indicating a drainage report attached. I am not finding this. The only thing I've seen are directional arrows indicating which way the storm water would run off the property of the 4th filing, but it does not include the surrounding area. Item No. 35 talks about the storm water drainage into the Ashcroft draw, which flows into the Platte River, a short distance away. I still need to review the drainage report on this. In the subdivision improvement agreement under Exhibit A, the applicant did not indicate any of the curb and gutter section cost estimates. This needs to be addressed in Exhibit A. The remaining portion of the subdivision is being maintained by the County at this time. Once the filing has been completed, the County will reinspect in one year. At that time, if everything is in place, the County will consider taking Filing 4 over for full maintenance. cc: Commissioner Webster S-381 file West Hill -N -Park Subdivision file :planl2.dc 952060 Hello
