Use by Special Review Questions
1) Explain, in detail,the proposed use of the property.
The building that I am proposing to erect is intended to be used both as a
workshop(both wood and metal)and as a storage garage for my extra vehicles and
equipment This building is only intended for my personal use. I do not intend to use this
building for any industrial or commercial usage.
2) Explain how this proposal is consistent with the intent of the Weld County Comprehensive
Plan.
This proposal is consistent with the intent of the Weld County Comprehensive
Plan because the Use by Special Review process Is included in the Comprehensive Plan,
allowing variances of property use.
3) Explain how this proposal is consistent with the intent of the Weld County Zoning Ordinance
and the zoning district in which it is located.
This proposal is consistent with the intent of the Weld County Zoning Ordinance because
the Zoning Ordinance allows variances in the zoning of property use and the proposed
property use is consistent to the usage in the zoning district.
4)What types of uses surround the site? Explain how the proposed use is consistent and
compatible with surrounding land uses.
The area in question is either zoned Rural Residential or Agricultural and there are
several buildings of this size and nature in this area.These properties are currently being
used in a manner that appears to completely match the uses in my proposal.
5) Describe, in detail,the following:
a)How many people will use this site?
There should only be three to five people in this building,all being residents of this
property.
b) How many employees are proposed to be employed at this site?
Not applicible,as this is not a commercial usage.
c)What are the hours of operation?
Not applicible,as this is not a commercial usage.
d)What type and how many structures will be erected(built) on this site?
This site already has a split-level house and a 24' by 30' garage and I would like to
add a 40' by 60' steel building.
e)What type and how many animals, if any, will be on this site?
Not applicible,this isn't an agricultural usage.

f)What kind(type, size, weight) of vehicles will access this site and how often?
The only vehicles accessing this property are the vehicles that already access this
site.
g)Who will provide fire protection to the site?
Frederick Area Fire Protection District
h)What is the water source on the property?(Both domestic and irrigation)
Central Weld is currently supplying water and I have no plans to change at this
time.
i)What is the sewage disposal system on the property? (Existing and proposed).
There is currently a septic sewage system on the site and there are no plans to
change.
j) If storage or warehousing is proposed, what type of items will be stored?
The items to be stored are mainly automotive parts(engines, misc. body parts).
Also there will be cars,a tractor, and lawn care equipment stored in the building.
6) Explain the proposed landscaping for the site. The landscaping shall be seperately submitted
as a landscape plan map as part of the application submittal.
I am not planning to change the landscaping from what is currently in place.
7) Explain any proposed reclamation procedures when termination of the Use by Special Review
activity occurs.
There shouldn't be any reclaimation necessary.
8) Explain how the storm water drainage will be handled on this site.
There shouldn't be any problems as there isn't any added paving and the ground
on this site currently has no problem with drainage.
9) Explain how long it will take to construct this site and when construction and landscaping is
scheduled to begin.
It should take approximately two months to construct the building and
construction cannot be scheduled until the Use by Special Review is approved.The
anticipated start date at this time is probably late March or sometime in April, depending
on when the winter weather allows.
10) Explain where storage and/or stockpile of wastes will occur on this site.
There won't be any storage or stockpiling of wastes on this site.

This letter is in response to your request for the availability of additional water service for the
following described property:

Water service is presently available to the above described property by tap number 716 located at
9921 Sierra Vista. Additional water service ran be made available to this property provided all
requirements of Central Weld County Water District, Northam Colorado Water Conservancy
District and the U. S. Bureau of Reclamation are satisfied. This property has been petitioned Into
Northern Colorado Water Conservancy District.
Central Weld County Water District requires that contracts be consummated within one (1) year
from the date of this letter or this letter shall become null and void unless extended in writing by the
District. Please contact the Central Weld office for further information about water service.
