RE: APPROVE SITE SPECIFIC DEVELOPMENT PLAN AND FINAL PLAT FOR A FIVE (5) LOT
MINOR SUBDIVISION, GRANDVIEW ACRES, S #469 - LARRY INTERMILL
A public hearing was conducted on November 18, 1998, at 10:00 a.m., with the following present:
Commissioner Constance L. Harbert, Chair
Commissioner W. H. Webster, Pro-Tern
Commissioner George E. Baxter
Commissioner Dale K. Hall
Commissioner Barbara J. Kirkmeyer- EXCUSED
Also present:

Planning Department representative, Ben Patton
Health Department representative, Trevor Jiricek
Public Works representative, Don Carroll
The following business was transacted:
I hereby certify that pursuant to a notice dated October 14, 1998, and duly published November 4,
1998, in the Fort Lupton Press, a public hearing was conducted to consider the request of Larry
Intermill for a Site Specific Development Plan and Final Plat for a five (5) lot Minor Subdivision. Lee
Morrison, Assistant County Attorney, made this a matter of record. Ben Patton, Department of
Planning Services representative, presented a brief summary of the proposal and entered the
favorable recommendation of the Planning Commission into the record as written. Mr. Patton
described the location and size of the site and stated the area is primarily used for agricultural
production with rural residences. He added three citizens indicated concerns with the proposal;
however, their concerns are addressed in the Conditions of Approval. Mr. Patton displayed the plat
map, marked Planning Commission Exhibit 14, and stated the building envelope on Lot#3 has been
moved to the east so it will not interfere with the utility easement. He further stated #2.G needs to
be changed to replace "paved collector road"with "local gravel, two-lane road".
Steve Stencel, Intermill Land Surveying, Inc, represented the applicant, who was not present, and
stated Mr. Intermill has reviewed the Conditions of Approval and has no concerns. In response to
Commissioner Baxter, Mr. Stencel stated the existing access to the residence located north of the
site will be brought to County standards. He further stated the well access will be abandoned in the
event the well is vacated, and the access north of the tank battery will be vacated. Responding to
Commissioner Hall, Mr. Patton stated he will confirm whether Grandview Lane is a duplicate street
name. In response to Chair Harbert, Don Carroll, Department of Public Works representative,
stated he has reviewed the Road Improvements Agreement and it meets the Minor Subdivision
standards.
No public testimony was offered concerning this matter.

Commissioner Hall moved to approve the request of Larry Intermill for a Site Specific Development
Plan and Final Plat, S #469, for a five (5) lot Minor Subdivision, based on the recommendations of
the Planning staff and the Planning Commission, with the Conditions of Approval as entered into
the record. The motion was seconded by Commissioner Baxter, and it carried unanimously.
This Certification was approved on the 23rd day of November, 1998.
