and by these presents does grant, bargain, sell, convey and confirm unto the said part y of
the second part, his heirs and assigns forever, all the following described lot or parcel

State of Colorado, to-wit: and
The northeast quarter (N.E.,), of section four (4), in township two (2)
north, of range sixty-eight west; also twenty (20) acres, more or less, in
the northwest quarter (N.W.-) of said section four (4), described as follows:
A strip 172 rods to 20 rods wide along the east side of said northwest
quarter (N.W.4) of said section, beginning at the northeast corner of the N.W.,i-1
of said section, thence south 160 rods; thence west 172 rods to 20 rods; thence
north 160 rods; thence east 172 rods to 20 rods to place of beginning, containing
I 180 acres of land, more or less, and any and all water rights and irrigating
privileges used for and necessary to the irrigation of said land, including six
(6) shares of capital stock of the Oligarchy Irrigation Company, nine (9)
shares of the capital stock of The Oligarchy Extension Ditch Company and nine (9)
shares of the capital stock of The Lower Oligarchy Ditch Company, and fifty (50)
acre feet allotment in the Northern Colorado Water Conservation District;
(The consideration for this Deed is less than $100.00 and, therefore, no
revenue stamps are required. )
Together with all and singular the hereditaments and appurtenances thereunto belonging, or in anywise
appertaining, and the reversion and reversions, remainder and remainders, rents, issues and profits There-
of; and all the estate, right, title, interest, claim and demand whatsoever, of the said part y of the
first part, either in law or equity, of, in and to the above bargained premises, with the hereditaments and
appurtenances; To Have and To Hold the said premises above bargained and described, with the
appurtenances, unto
the said part y of the second part, his
heirs and assigns forever.
