Environmental Protection Services has reviewed this proposal; the following conditions are recommended
to be part of any approval:
1) All liquid and solid wastes shall be stored and removed for final disposal in a manner that protects
against surface and groundwater contamination.
2) No permanent disposal of wastes shall be permitted at this site.
3) Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance condtions.
4) Fugitive dust shall be controlled on this site.
5) The maximum permissible noise level shall not exceed the residential limit of 55 db(A) as
measured according to 25-12-102, Colorado Revised Statutes.
6) An individual sewage disposal system is required for the proposed facility and shall be installed
according to the Weld County Individual Sewage Disposal Regulations. The septic system is
required to be designed by a Colorado Registered Professional Engineer according to the Weld
County Sewage Disposal Regulations.
7) Adequate toilet facilities shall be provided for the public and employees.
8) In accordance with the Above Ground Storage Tank Regulations (7 CCR 1101-14) a spillage
retention berm shall be constructed around the tank battery. The volume retained by the spillage
berm should be greater than the volume of the largest tank inside the berm. Alternative protective
measures may be allowed provided they comply with the Above Ground Storage Tank
Regulations.
9) All pesticides, fertilizer, and other potentially hazardous chemicals must be stored and handled
in a safe manner. Reference 25-8-205.5 Colorado Water Quality Control Act and Rules and
Regulations thereof.
10) The facility shall utilize the existing public water supply.
11) The operation of the oil burning furnace shall comply with all regulations of the Colorado Air
Quality Control Commission.

The Weld County Public Works Department has reviewed this proposal; the following requirements are
recommended to be a part of any approval:
COMMENTS:
I have visited the property and have spoken with the applicant. At the time, the existing pole barn was under
construction and the applicant indicated to me that a portion of this would be utilized as a garage area. Also, there
is an existing circle drive that provides access to the property. The south portion of the circle drive appears to be
used for convenient purposes only and the north section appears to be the main access to the property and
outbuildings.
REQUIREMENTS:
I recommend that the applicant utilize the north portion of the circle drive as the main access point to the existing
residence and proposed steel building site which would minimize direct access onto WCR 29. A great portion of
the driveway and access is in place and the applicant could utilize this to incorporate in the parking and circulation
area to the proposed building,
Ordinance#180 states one access per legal parcel. I would like to have the applicant provide documentation on
the need for the south portion of the circle drive.
The applicant is identifying two employees and 10-15 customers on a daily basis. There appears to be adequate
parking room to accommodate this type of operation.
The applicant is indicating gravel drives and parking areas that should provide all-weather access and parking to
the facility,
The applicant is indicating that the storm water drainage will be handled through a tail water holding pond in the
northeast corner of the property. The property appears to be fairly flat with a slight slope to the northeast corner
of the property where the tail water pond would be located.
