Morrison, Assistant Weld County Attorney From Martin Brothers PUD Zoning and Planning Files (S-249) Subject: I have reviewed the Martin Brothers PUD Zoning and Planning files (S-249). The uses allowed were not by reference to zone classifications rather, the uses appear defined in the covenants Article II. The uses allowed appear to be single-family residential uses including the possibility of a detached garage and "customary utility buildings". Because there is no reference to a zone district, the only restriction on a garage is that it be related to residential purposes (i.e. not businesses) and there is no der se limit on size. Furthermore, this PUD does not appear to allow a U.S.R.; again, because the uses are listed and not described by zone classification. None of the buildings would be exempt from building permits as agricultural as they must all relate to residential uses. LDM/db:pud 7/aye"?o/o e D.
