For example, #47, which is directly opposite our house, which was also built the same year, by the same builder, was listed for sale for only $208,000 and sold for $203,500. Other data include the following: #49 listed for sale for $238,000 (which is larger than our house) was on the market for a year and finally sold for $217,000. #38 has been on the market for a year and its price is reduced from the original asking price of $195,000. #59 listed for $219,532 actually sold for $210,000. #18 (which is located on the golf course) has a finished basement and was sold for $207,000. Our estimate is that our house should be valued at $203,000. Thus the difference for 1996 would be $29,093 and for 1997, $33,271. At the appropriate tax rates for each year, the total difference we are requesting as a refund is $588.19.
