The Weld County Public Works Department has reviewed this proposal. This project falls primarily under the
purview of the Weld County Zoning Ordinance Standards. Our requirements are as follows:
1. Access: There are two separate buildings which both gain access from the US Highway 85 bypass
frontage road. Please contact Tess Jones or Gloria Hice-Idler at the Greeley office of the Colorado
Department of Transportation to verify permit or improvements needed to access the facilities.
2. Off-Street Parking Both locations have existing hard base gravel parking areas.
3. Storm Water Drainage: There is a 20-foot utility and drainage easement located adjacent
to the common roadway at the south end of the property which appears to accommodate the
drainage from the site. No additional drainage requirements are necessary.

Environmental Protection Services has reviewed this proposal; the following conditions are recommended
to be part of any approval:
I. The E.P.S. Division of the W.C. Health Department was unable to locate a septic permit for the septic
system serving the existing structure at 500 1st Avenue. The septic system shall be reviewed by a
Colorado Registered Professional Engineer. The review shall consist of an observation of the system
and a technical review describing the systems ability' to handle the proposed hydraulic load. The
review shall be submitted to the E.P.S. Division of the W.C. health Department. In the event the
system is found to be inadequately sized or constructed the system shall be brought into compliance
with current Regulations.
