This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. You have a right to attend this hearing and present evidence in support of your petition. The Weld County Assessor will be present before the Board. The Board will make their decision on the basis of the record made at the aforementioned hearing, as well as your petition, so it would be in your interest to have a representative present. If you plan to be represented by an agent or an attorney at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office, an authorization for the agent or attorney to represent you. If you do not choose to attend this hearing, a decision will still be made by the Board by the close of business on August 10, 1995, arid mailed to you on or before August 16, 1995. Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15 minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you provide evidence to support your position. This may include evidence that similar homes in your area are valued less than yours or you are being assessed on improvements you do not have. Please note: The fact that your valuation has increased cannot be your sole basis of appeal. Without documented evidence as indicated above, the Board will have no choice but to deny your appeal. Atleast two (2) working days prior to your hearing the Assessor will have available, at your request, the data supporting his valuation of your property. P THEREFORE, WE RECOMMEND ALL CO? runty Board o L� tba dtk L PET'f fnON t? •r- ✓0`;; i,t file an am. no tom ma July 14, 1995 Weld County Board of Equalization 915 10th Street Greeley, CO 80632 In re: Appeal of Assessor's Decision on 1001 43rd Avenue, Condo 30, Greeley, CO We, the undersigned, owners of the aforementioned property, disagree with the Assessor's Adjusted Valuation dated June 7, 1995 of said property for $150,509. Our reasons for disagreement are: 1. The difference between the last assessment of $99,000 and the contested Assessor's Adjusted Valuation of $150,509 is an increase of 52% ($ 51.509) over an 18 month period. 2. Property was purchased August, 1991 for 589.000. We have made zero improvements since purchase. The Assessor's Adjusted Valuation represents a 69% increase in property value since purchase, a period of only 36 months. 3. Property was built in 1979, and is the third oldest of 45 units in the condominium complex. The basement is 100% unfinished. All bedrooms and baths are upstairs, a feature considered to be negative in our complex of almost all retirees. 4. We have checked with our surrounding neighbors and no one's property increased anywhere near the assessment increase placed on our property. 5. In the almost four years that we have lived in this condominium complex, only one property has sold for $150,000. Compared to our property that unit was newer, was larger, had 100% finished basement, and had three bedrooms and 2 baths located on the main floor. Currently, there are several properties for sale in this complex and all are listed for less than the assessment valuation of our property. We believe a fair and just assessment on this property is $122,760. This represents an increase of 24% for the 18 months, 1.5% per month or 18% per annum. Respectfully submitted, Joseph R.
