The area to be annexed includes 42.79 acres of predominately vacant land in unincorporated Weld County. In conjunction with the proposed annexation, the zoning is anticipated to change from Weld County Agricultural zoning to Town of Firestone Planned Unit Development. The property is contiguous to Weld County Road 20 which has been processing for annexation through the Town of Firestone. II. Municipal Services Municipal services for the Dittmer Annexation will be provided in the following manner: Electricity United Power Natural Gas Rocky Mountain Natural Gas Telephone US West Water Town of Firestone Sewer St. Vain Sanitation District Fire Frederick Area Fire Protection District Police Firestone Police Department Financing the municipal services will primarily the responsibility of the property owner/developer. Municipal services provided by the Town will be through impact fees and/or special improvement districts if necessary. III. Special Districts The area to be annexed is or will petition for inclusion into the following special districts, as appropriate: • Central Weld County Water District • St. Vrain Valley School District RE-1J • Tri-Area Ambulance District • Carbon Valley Recreation District • Frederick Area Fire Protection District IV. School District Impact It is not anticipated that the annexation will significantly affect the local public school district system in any way, as the number of students generated by the development should be approximately less than ten. The school district will be sent final development plans for their review and comment. V. Exhibits A. Annexation Map This map shows the contiguity of the Dittmer annexation. B.
