Dear Mr. &Mrs. Carlson: Thank you for your letter received March 10, 1998. Staff has reviewed your request and has determined that the use of the existing apartment in the shop as accessory to the farm housing would not constitute a substantial change to AmUSR-208 and would not require another amendment. However,the apartment used as accessory to the farm is a temporary use. Allowance of the apartment shall maintain conformance with Section 43.2.3.1.1. Upon cessation of the apartment • as an accessory farm use, the apartment shall be removed from the property. The apartment shall at no time be used as an income source for rental to persons who are not principally employed on the farm. Any proposed future change to the USR shall submitted to and reviewed by the Department of 9`) Planning Services to determine if an amendment is required. This letter is in regards to our telephone conversation on March 9, 1998 concerning the shop building apartment on our agricultural property in Roggen, Colorado. The property is located on the Northwest and Southwest corners of the intersection of Weld county roads 73 and 18 (Recorded exemption No. 1303-24-4-RE473 and No. 1477-25-1-RE474) . We are operating a preconditioning feedlot on the property. Our Special Use Permit is Number 208 . We have previously requested to add a manufactured home to the property. The new home will be for our (the property owners) principle dwelling. Both my wife and myself are directly involved in the day to day operations of the feedlot. We would like to continue using the apartment for labor housing. The apartment would be occupied only by persons employed at the feedlot and would at no time be used as a rental. We do not feel that this is a substantial change to the SUR. It has been extremely difficult to obtain help at the feedlot. We have advertised continuously for local help with no result. Since the recent addition of the egg producer to the north of our feedlot, help is even more difficult to find. We have found that the only realistic way to find responsible help is to provide housing. For these reasons, we request that you allow us to continue using the apartment as a dwelling for feedlot employment with the addition of a manufactured home as a principle dwelling.
