Dear Petitioner(s):
The Weld County Board of Equalization has set a date of Thursday, July 27, 1995, at or about the
hour of 9:15 A.M., to hold a hearing on your valuation for assessment. This hearing will be held
at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor
Hearing Room.
You have a right to attend this hearing and present evidence in support of your petition. The Weld
County Assessor will be present before the Board. The Board will make their decision on the basis
of the record made at the aforementioned hearing, as well as your petition, so it would be in your
interest to have a representative present. If you plan to be represented by an agent or an attorney
at your hearing, prior to -the hearing you shall provide, in writing to the Clerk to the Board's Office,
an authorization for the agent or attorney to represent you. If you do not choose to attend this
hearing, a decision will still be made by the Board by the close of business on August 10, 1995, and
mailed to you on or before August 16, 1995.
Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15
minutes. Also due to volume, cases cannot be rescheduled. It is imperative that you provide
evidence to support your position. This may include evidence that similar homes in your area are
valued less than yours or you are being assessed on improvements you do not have. Please note:
The fact that your valuation has increased cannot be your sole basis of appeal. Without
documented evidence as indicated above, the Board will have no choice but to deny your appeal.
At least two (2) working days prior to your hearing the Assessor will have available, at your request,
the data supporting his valuation of your property.

Dear Weld County Board of Equalization,
Enclosed you will find a copy of my appeal of the County Assessor's
decision on the property known as FIR JT-A Lot A Jessica & Tyler
Subdivision, a.k.a. 417 Berwick Ave., Firestone, CO 80520.
On May 26, 1995 I went to the Greeley office to appeal the first
notification of property value that we received. Copy enclosed. In my
possession I had like property that sold in our area with in the time
frame that the evaluation was done. Copy enclosed. I received the re-
evaluation notice on June 12, 1995. Copy enclosed. I feel that the
first notice was grossly over evaluated. The second notice does bring
it down in value, however I feel that it is still out of reason. I
provided sales in our area during this time frame, none of which
exceeded $116,000. As you will note on the attached copy of sales,
property item E which closed on 08/25/94 closely resembles our property
prior to our addition of 800 square feet of living space and increasing
the 1 car garage to a 3 car garage. Our neighborhood also was one
targeted for the low income sweat equity homes. We have 8 of these
within a one block radius of us, 2 which we share property lines with,
which also decreases value. Based on this property selling at $87,900 I
feel that a 50% increase to arrive at our 2nd quoted valuation rate is
still out of line with reality.
I would appreciate a 3rd evaluation. Please let me know what your
decision will be.
