Nh I I 114 ) „7,- /e- ." 199/ July 18, 1997 Weld County Board of Equalization: I am appealing the Assessor's decision on my property located at 3197 E. 18th Street, Greeley, CO for the following reasons. 1. I do not believe that my home and property are worth the assessed valuation determined by the Assessor. 2. Property in the area that is comparable to mine has not sold for the assessed value of my property. The property across the street sold for approximately $270,000 two years ago. This property was sold as a business and not as residential. The property is being used as a horse boarding and training center. The property directly east of mine sold at about the same time for $28,000. This property is similar to mine. 3. The last time an assessor came to assess my property was in 1981. 4. The house on the property was built around 1900. There has been a three bedroom addition built onto the original home. The addition was built in 1968. 5. The old section of the home does not have a central heating system that works. The area is heated with a wood stove. The back room of the original home does not even sit on a foundation. The ceilings in the original section of the home also sag noticeably. 6. The home is listed as a 11/2 story home. Although there is an area in the original section of the home that looks like a second story, there is in fact no access to this area from any part of the home. The only access to the upper story is through an outside window. 7. The final reason for this appeal is based on my income and age. I am a 72 year old widow with an annual fixed income of approximately $7,000. I can not afford the tax that will be assessed because of the $40,000 additional assessed value of my home. Last years assessed value on my property was $77, 574. I believe that last years assessed value of my property is closer to being correct than the one being currently used by the assessor's office. I ask that you take into consideration all of the above reasons in making your final determination on my appeal. I am enclosing pictures of my house for your review. 8. I request that a member of the Board or your staff come to inspect the property because I believe you will see my home is worth no more than the prior evaluation of $77, 574. Herta D. This hearing will be held at the Weld County Centennial Center, 915 10th Street, Greeley, Colorado, in the First Floor Hearing Room. A number of hearings have been scheduled at this time; peitioners will be asked to sign in with the Clerk upon arrival, and cases will be heard on a first come / first heard basis. You have a right to attend this hearing and present evidence to the Board in support of your petition. The Weld County Assessor or his representative will be present. The Board will make its decision on the basis of the record made at said hearing, as well as your petition, so it would be in your interest to have a representative present. If you plan to be represented by an agent or an attorney at your hearing, prior to the hearing you shall provide, in writing to the Clerk to the Board's Office, an authorization for the agent or attorney to represent you. If you do not choose to attend this hearing, a decision will still be made by the Board by the close of business on August 5, 1997, and mailed to you on or before August 10, 1997. Because of the volume of cases before the Board of Equalization, all cases shall be limited to 15 minutes, of which you will be allowed 10 minutes for your presentation. Also due to volume, cases cannot be rescheduled. It is imperative that you provide evidence to support your position. This may include evidence that similar homes in your area are valued less than yours or you are being assessed on improvements you do not have. Please note: The fact that your valuation has increased cannot be your sole basis of appeal. Without documented evidence as indicated above, the Board will have no choice but to deny your appeal.
