TD Machining, Inc. has 12 full time employees. These employees are at this location 8 to 10 hours per day, Monday through Friday. The site is bounded on the North and South by commercial buildings and development. The site is bounded on the West by Denver Street. The Union Pacific Railroad is approximately 200 feet East of the site. The site drainage is generally from Southeast to Northwest at 1 to 2 percent. The site drains to the existing ditch adjacent to the East side of Denver Street, Since there are no culverts draining the ditch, stormwater runoff is retained in the ditch. The existing site consists of a 9890 square foot building, a 2460 square foot concrete loading dock and gravel surfaced entrance dive and parking. The remainder of the site is covered with native grasses. The site soils are Altvan and Dacono well drained loams and clay loams as classified by the Soil Conservation Soil Survey of Weld County. These soils have a SCS Hydrologic Group Classification of "B". There is limited off site drainage routed through the project as the runoff from the East is controlled by the UPRR grade. The only proposed improvements for this site are converting the gravel entrance and drive to asphalt surfacing and landscape planting. The existing retention basin adjacent to Denver Street will be improved to capture and store the runoff for the 100-year event, 24 hour duration storm on the impervious site area. The required retention volume of this storm is 7470 cubic feet. The retention basin as shown in the site plan provides 12,470 cubic feet of storage at a depth of approximately 3 feet. At a percolation rate of approximately 2 inches per hour, the pond would empty in approximately 18 hours.
