WARRANTY DEED
THE CITY OF GREELEY, COLORADO, a municipal corporation duly
organized and existing under and by virtue of the laws of the State
of Colorado, for and in consideration of Ten ($10.00) Dollars in
hand paid, does hereby sell and convey to WELD COUNTY, State of
Colorado, the following real property situate in the County, and
State of Colorado, to -wit: An undivided one-half of
The SW's of Section 2, Township 5 North, Range 65, West of
the 6th P.M., excepting therefrom all that part of said
SWk lying South of the Ogilvy Ditch; said excepted tract
being more particularly described by metes and bounds as
follows: Beginning at a point on the South line of said
Quarter Section 70 feet East of the Southwest corner of
said Section 2; thence North 50° 45' East 250 feet; thence
North 57 35' East 114 feet; thence North 83° 15' East 190
feet; thence South 77°05' East 352 feet; thence South 71°50'
East 285 feet; thence South 63°45' East 165 feet to the
South line of said Quarter Section; thence West along
said South line 1250 feet to the point of beginning;
containing 155.9 acres, more or less, according to the
U. S. Government Survey thereof, and,
That part of the Ek of the NNk of Section 2, Township 5
North, Range 65 West of the 6th P.M., Weld County,
Colorado, described as follows: Beginning at a point on
the South line of the E' of the NW' of said Section 2,
Township 5 North, Range 65 West of the 6th P.M., 80
feet east of the Southwest corner thereof, thence East
372 feet, thence North 74°13' West 386.5 feet, thence
South 100.5 feet to the place of beginning; containing
0.42 acres, more or less.
Excepting a tract of land located in the NEt of the SW's
and the NW' of the SEt of said Section 2, Township 5 North,
Range 65 West of the 6th P.M., more particularly described
as follows: Beginning at a point 1 rod east of the North-
east corner of said NEt of the Slit of said Section 2, thence
West 893 feet along the North line of said NEk.of the SWk,
thence South 74°13' East 198.6 feet, thence East parallel
with the North line of said NEt of the Slit 702 feet; thence
North 54 feet to the place of beginning. Excepting a strip
of land four feet in width on the north side of the W% of
the SEt of said Section 2, used as a right of way for an
irrigating lateral, and,
Excepting a right-of-way for road and highway purposes,
consisting of a tract or parcel of land No. 6 of Colorado
Department of Highways Project No. S 0032(1) containing
0.378 acres, more or less, in the SWk of the SWk of
Section 2, Township 5 North, Range 65 West, of the 6th
P.M., in Weld County, Colorado, said tract or parcel
being more particularly described as follows: Beginning
at a point on the West line of Section 2, Township 5 North,
Range 65 West, from which point the Northwest corner of
Section 2 bears North 1027' East, a distance of 4,429.3 feet;

of the County Road from which the NW corner of Section 2,
Township 5 North, Range 65 West., bears North 1°08' East,
a distance of 4,991.8 feet;
1. Thence, along the existing easterly right-of-
way of the County Road, North 1°47 East, a distance of
362.4 feet;
2. Thence, along the existing southerly right-of-
way of S.H. 263, North 52°45' East, a distance of 95.8 feet;
3. Thence, along the existing southerly right-of-way
of S.H. 263, South 88°27' East, a distance of 200.6 feet;
4. Thence, South 1°33' West, a distance of 191.3 feet;
5. Thence, South 56°17' West, a distance of 168.4' feet;
6. Thence, South 47°40' West, a distance of 193.2 feet;
more or less, to the point of beginning.
The above described parcel contains 1.83 acres, mote or less.
