ANNEXATION IMPACT REPORT
Donaldson Annexation
September 12, 1997 (Revised)
Please see the attached Donaldson Annexation Concept Plan and supporting maps for the following
information:
■ The present and proposed boundaries of the municipality in the vicinity of the proposed
annexation.
■ The present streets, major trunk water mains, sewer interceptors and outfalls, other
utility lines and ditches, and the proposed extension of such streets and utility lines in the
vicinity of the proposed annexation.
■ The existing and proposed land use patterns in the areas to be annexed.
No draft or final pre -annexation agreement is available.
Several utility providers will provide Donaldson Annexation with utilities as follows:
United Power, Inc. will provide electric service.
Little Thompson Water District will provide potable water.
U.S. West will provide telephone service.
Public Service Company of Colorado will provide natural gas.
Berthoud Fire Protection District will provide fire protection.
The Town of Mead will provide sewer service and street maintenance.
The Weld County Sheriff under contract with the Town of Mead will provide
police protection.
The financing of all utility extensions will be the responsibility of the developer..
Deleted.
Donaldson Annexation is within the following district boundaries:
■ Aims Junior College
• Berthoud Fire Protection District
• Little Thompson Water District
■ Northern Colorado Water Conservancy District
• St. Vrain Left Hand Water Conservancy District
■ St. Vrain Valley School District RE 1J
■ Weld County Library
F. The Donaldson Annexation is located completely within the St. Vrain Valley School District.
The housing market will determine the rate of build -out of the property. Assuming a 20 year build -out
of the 186 dwelling units in Donaldson Annexation, there would gradually be generated approximately
123 school children. The grade level breakout using standard pupil generation factors is as follows:

K through 5th (.350 pupils/household)
Middle School (.140 pupils/household)
High School (.170 pupils/household)
