CASE NUMBER : S-477 PLANNER: Ben Patton APPLICANT: Antonio Corrales REQUEST: Minor Resubdivision for a vacation of a utility easement LEGAL DESCRIPTION: Part of the SE4 of Section 10, T5N, R65W of the 6th P.M., Weld County, Colorado. LOCATION: South of and adjacent to East 18th Street; east of and adjacent to WCR 45. For a more precise location, see legal. Ben Patton, presented case S-477. Ben explained that the request is to vacate an existing utility easement that runs through the center of the Corrales property, which is no longer used, to allow for the applicant to place a mobile home in the center of their property. Access will be off of East 18th Street. Don Carroll asked if there were currently any utilities located in the easement. Ben stated there were no utilities and that they have been moved. There is a 15-foot easement to be placed on the outside of the lot. Gene Rempel did not feel as though any additional easements along E. 18th Street would be necessary. Gene Rempel moved to approve the plat to eliminate the existing easement and that no additional easements be added. Don Carroll seconded. Motion carried unanimously. CASE NUMBER: S-476 PLANNER: Eric Jerman APPLICANT: Kermit Bohrer REQUEST: Planned Unit Development Final Plan LEGAL DESCRIPTION: Part of the S2 NW4 of Section 19, T3N, R68W of the 6th P.M., Weld County, Colorado LOCATION: East of and adjacent to Weld County Road 1 and approximately % mile north of State Hwy 66. For a more precise location, see legal. Eric Jerman, presented case S-476. Eric explained that the PUD Final Plan application will create four residential lots of approximately 2.5 acres each. And a fifth Agricultural lot that will be farmed by the applicant and which will be buildable. A building envelope has been placed in the northern part of the Ag lot. There is a 5.3 Acre Open Space Outlot that will not be buildable and will buffer the residential lots from the Ag lot. is ec?/9 982424 UTILITY BOARD MEETING November 19, 1998 Page 2 Water will be provided to the four residential lots from a 37.5 waterline easement that runs parallel to the County Line Road and adjacent to the Western boundary of the PUD site. There will also be a water line that runs parallel to Sandra Jean's Way. (See Cross Section) Gas will be provided to the residential lots along a 10' gas easement that runs parallel to the Eastern edge of Sandra Jean's Way. (See Cross Section.) There is a 20'gas easement that runs along the Southern edge of the PUD. Telephone and electric will be provided to the four residential lots with a 15' easement parallel to the Western edge of Sandra Jean's Way. (See Cross Section.) A telephone pole will be relocated at the corner of County Line Road and Henson Drive. This will be done at the request of United Power and US West. Union Pacific Rail Road has an easement which remains as of yet undefined on the PUD property. Irrigation water will have a 20'easement that runs parallel to County Line Road and which runs perpendicular to County Line Road between lots 1 and 2. There is a 20' irrigation water easement that runs along the Northern edge of the PUD. There is a 60'access and utility easement that runs parallel to Henson Drive. There is a 60'joint access and utility easement that runs parallel to Sandra Jean's Way. A 20' utility easement runs North/South through the building envelope proposed for the Agricultural lot and runs roughly through the center of the cul-de-sac at the terminus for Sandra Jean's Way. Kermit Bohrer, applicant, did state that the railroad easement was not on his property, and would like for the note on the plat to be removed. It was agreed upon that this was not necessary and could be removed. It was also discussed that a utility easement be added with the irrigation easement, and a 20-foot easement be added to center lots. It was decided to add the utility easement wording, but that the 20-foot easement would not be necessary. Mr. Bohrer was in agreement with the changes proposed. Gene Rempel moved to accept the plat, along with the removal of the railroad note on the plat, and the addition of utility easement to be placed with irrigation easement. Don Carroll seconded.
