HOME BUSINESS (TAXIDERMY BUSINESS) IN THE A (AGRICULTURAL) ZONE
DISTRICT - STEVEN L. AND LORI A. STEERMAN
A public hearing was conducted on November 1, 1995, at 10:00 a.m., with the following present:
Commissioner Dale K. Hall, Chairman
Commissioner Barbara J. Kirkmeyer, Pro-Tem
Commissioner George E. Baxter
Commissioner Constance L. Harbert
Commissioner W. H. Webster
Also present:

Assistant County Attorney, Lee Morrison
Planning Department representative, Gloria Dunn
The following business was transacted:
I hereby certify that pursuant to a notice dated October 11, 1995, and duly published October 19,
1995, in the North Weld Herald, a public hearing was conducted to consider the request of
Steven L. and Lori A. Steerman for a Site Specific Development Plan and Special Review Permit
for a home business (taxidermy business) in the A (Agricultural) Zone District. Lee Morrison,
Assistant County Attorney, made this a matter of record. Gloria Dunn, Planning Department
representative, presented a brief summary of the proposal and suggested the following changes
to the Planning Commission's Resolution of Recommendation: delete Condition of Approval #4a
and #4b which have been satisfied; add Development Standard #14 to read, "In the event any
effluent other than what is typically generated through residential household use is discharged into
the existing septic system, the system must be evaluated by a Colorado Registered Professional
Engineer. An additional flow is considered to be any additional employees (other than the applicant
or operator) working at the site, chemical discharges, etc., or any other atypical discharge. The
evaluation must be submitted to the Weld County Health Department. In the event the system is
found to be inadequate, the system must be brought into compliance with current ISDS
regulations."; and amend Development Standard #7 to read, "The applicants shall comply with any
restrictions or covenants that may be applicable to this property as finally determined by a court
of competent jurisdiction." Ms. Dunn stated all issues have been adequately addressed and
entered the favorable recommendation of the Planning Commission into the record as written,
including said changes. Steve Steerman, applicant, was present and agreed with the changes and
all other Conditions of Approval and Development Standards. Responding to questions from the
Board, Mr. Steerman stated he graduated from college in June 1995, and he has no idea how
many animals he will be preparing and that is why he intends to operate the business from his
garage before building a shop. He also stated he would dispose of carcasses and parts in a
commercial dumpster. No public testimony was offered concerning this matter. Commissioner
Kirkmeyer moved to approve the request of Steven L. and Lori A. Steerman for a Site Specific
Development Plan and Special Review Permit for a home business (taxidermy business) in the A
(Agricultural) Zone District, based on the recommendations of the Planning staff and the Planning
Commission, with the Conditions of Approval and Development Standards as amended and
entered into the record. The motion was seconded by Commissioner Webster, and it carried
unanimously.
