1. Explain,In Detail,The Proposed Use of the Property.
>The existing 32' x 67' metal Tool Shed(previously used as a cabinet shop under USR 802)will be
converted to a production work area for a commercial lettershop. A lettershop provides mail processing
services such as folding letters,inserting letters to envelopes,collating letter material, addressing mail,
sorting mail for postal discounts and various related mail processing services.
2. Explain How This Proposal Is Consistent With The Intent Of The Weld County Comprehensive
Plan.
>Subject property is not prime farmland. Seven acres of the approximately 10 acres was acquired from
abandoned railroad tracks,along which a stream flows. Its best use appears to be minimal grazing for a
few horses or cattle. The existing and proposed buildings are not inconsistent with buildings found on
larger agricultural properties,and are not utilizing land that would otherwise be fanned. Public services
and facilities are currently provided and not expected to be expanded upon. Proposed use will not
impact the efficiency or productivity of surrounding agricultural uses.
3. Explain How This Proposal Is Consistent With The Intent Of The Weld County Zoning
Ordinance And The Zone District In Which It Is Located?
>This proposal is consistent with Weld County Ordinance Section 314.18.
4. What Type Of Uses Surround the Site? Explain How the Proposed Use Is Consistent and
Compatible With Surrounding Land Uses.
>Agricultural uses surround the site and will continue on the site. The lettershop business is an
environmentally clean business activity which will not impact the surrounding sites.
5. Describe,In Detail,The Following:
a. How Many People Will Use This Site?
>There are 11 employees currently working for Mail Solutions,Inc.,4 of whom live in the
residence on the property. Additionally 4 to 5 printers may make deliveries to the property in a
day.
b. How Many Employees Are Proposed To Be Employed At This Site?
>No additional employees are proposed at this time. Within 2 years an additional employee
may be considered.
c. What Are The Hours Of Operation?
>Proposed hours are 9:00 AM to 6:00 PM Monday through Friday.
d. What Type And How Many Structures Will Be Erected(Built)On This Site?
>The three sed additions to the current mq ding are planned to be similar metal
construction, ding into the existing struc ese additions are to be phased in over the
next 8 years, ' siness warrants the growth.;
e. What Type How Many Animals,If any,Will Be On This Site?
T >There are currently a German Sh rd dog,a Great Pyrenese dog, 4 Leghorn chickens, 3
Black Crested Black Polish chicke ducks and a housecat on the property. Additionally
there may be 3 horses, 6 head of 6 goats,6 sheep,6 turkeys and various other farm
animals.
f. What Kind(Type,Size,Weight)Of Vehicles Will Access This Site And How Often?
>Company employee vehicles range from compact to mid-size automobiles. They will arrive
at the site once a day and leave the site once a day on average. One company vehicle,a 93
Ford Ranger,will leave and return to the site 4 to 5 times per day. The other company
vehicle,a 97 Chevy Suburban,may leave and return to the property 2 to 3 times per day.
Delivery vehicles,which are typically pick up trucks and delivery vans,may access the
property 4 to 5 times per day.
g. Who Will Provide Fire Protection To The Site?
>Mountain View Fire District provides fire protection to the site,and there is a fire hydrant on
the road in front of the site.
h. What Is The Water Source On The Property?
>Domestic water is provided by Left Hand Water District. There is no irrigation.
i. What Is The Sewage Disposal System On The Property?
>Sewage disposal is handled by a 1000-gallon septic system.
j. If Storage Or Warehousing Is Proposed,What Type Of Items Will Be Stored?
>No long term storage or warehousing is proposed. Short term(up to a month)storage of
paper items,such as letters,newsletters,and envelopes may occur,however most items are
delivered,processed, and dropped into the postal system within 2 to 3 working days.
6. Explain The Proposed Landscaping For The Site.
>There is mature landscaping on the site. No additional landscaping is proposed.
7. Explain Any Proposed Reclamation Procedures When Termination Of The Use By Special
Review Activity Occurs.
>No reclamation procedures will be necessary upon termination of the activity. If the buildings are
vacated,they could easily be used for any appropriate activity.
8. Explain How The Storm Water Drainage Will Be Handled On The Site.
>Storm water drainage is handled by gutters and downspouts on the buildings,which flows downhill
into the stream.
9. Explain How Long It Will Take To Construct This Site And When Construction And
Landscaping Is Scheduled To Begin.
>Construction of the first addition will be scheduled to begin as soon as possible after Special Use
approval and will continue for approximately six weeks. Construction of the second addition is not
planned for 3 years. The third addition is not planned for 5 to 8 years.
10. Explain Where Storage and/or Stockpile Of Wastes Will Occur On This Site.
>There is no storage or stockpile of wastes in this business. Cardboard and paper waste is disposed of
into waste dumpsters which are emptied weekly.
