lying south and west of a planned private street which is a part of a
tract of land that is more particularly described as `followse '
Beginning at the Northeast Corner of said Section 31 , and considering the
North line of said Section to bear North 89° 34 ' 39" West, with all bearings
contained herein relative thereto;
