Hall, Chairman Commissioner Barbara J. Kirkmeyer, Pro-Tem - EXCUSED Commissioner George E. Baxter Commissioner Constance L. Harbert Commissioner W. H. Webster Also present: Acting Clerk to the Board, Shelly Miller Assistant County Attorney, Lee Morrison Planning Department representative, Shani Eastin The following business was transacted: I hereby certify that pursuant to a notice dated October 2, 1995, and duly published October 5, 1995, in the North Weld Herald, a public hearing was conducted to consider the request of David L. and Paula A. Reeve for a Site Specific Development Plan and Special Review Permit for a home business (violin shop) in the A (Agricultural) Zone District. Lee Morrison, Assistant County Attorney, made this a matter of record. Shani Eastin, Planning Department representative, presented a brief summary of the proposal and entered the favorable recommendation of the Planning Commission into the record as written. She noted this site is within the MUD area of the revised Comprehensive Plan; therefore, the request is very consistent with the area since it is mixed residential and commercial. Ms. Eastin noted for the record there are three Conditions of Approval and seventeen Development Standards. Responding to questions from the Board, Ms. Eastin stated the house which the applicants will be living in is approximately 4,000 square feet, and the business will be operated in the modular on the property. She also noted the applicant has made many improvements to the property. Pam Frank, Planner for Rocky Mountain Consultants, represented the applicant and explained the applicants currently operate out of their home in Longmont, Colorado. She requested approval of the Permit and stated the applicant concurs with staff and the Planning Commission. No public testimony was offered concerning this matter. Commissioner Baxter moved to approve the request of David L. and Paula A. Reeve for a Site Specific Development Plan and Special Review Permit for a home business (violin shop) in the A (Agricultural) Zone District, based on the recommendations of the Planning staff and the Planning Commission, with the Conditions of Approval and Development Standards as entered into the record. The motion was seconded by Commissioner Harbert, and it carried unanimously. This Certification was approved on the 23rd day of October, 1995.
