RESOLUTION
Re: Granting of application for proposed Cattle Feed Yard
to Blehm Land and Cattle Company
WHEREAS, the Blehm Land and Cattle Company has requested
permission to locate a feed yard on a certain portion of land
located in the Southwest Quarter (SW4) of Section Twenty -Five
(25), Township Five (5) North, Range 67 West of the 6th Prin-
cipal Meridian, Weld County, Colorado, and
WHEREAS, the County Commissioners of Weld County, Colorado
have been fully advised by the Weld County Planning Commission
in relation to the following petition of the Blehm Land and
Cattle Company;
NOW, BE IT RESOLVED, that the recommendation of the Weld
County Planning Commission be concurred in and that the petition
be granted as follows:
Construction of a cattle feed yard, subsequently to
be expanded to a commercial feed yard, and to be
located in the Southwest Quarter (SWt) of Section
Twenty -Five (25), Township Five (5) North, Range
67 West of the 6th Principal Meridian, as per attached
topography map made a part hereof by reference.
The above and foregoing resolution was, on motion duly
made and seconded, adopted by the following vote:

Gentlemen:
As a property owner and resident of Weld County, I am aware of the county
zoning regulations. It is my desire to construct a cattle feed yard on my
property which is legally described as follows: all of Section twenty-five
(25), Township five (5) North, Range sixty-seven (67), Weld County, Colorado.
The feed lot will be predominately on the Southwest quarter (SW1) of this
section. Attached you will find a map showing the approximate location of
the feeding facility.
This feed yard will initially be constructed to be utilized as a farm feed
lot but could eventually be expanded where it might meet your definition of
a commercial feed lot. Therefore, this is the reason that I am at this time
requesting from the Weld County Commissioners and the Weld County Planning
Commission to construct this facility. I am fully aware of your commercial
feed lot regulations and I am complying with them in every respect. The area
is presently zoned A -Agricultural.
This feed lot will be served by the Greeley Grid System and I am aware that
when this is approved by you it will be a matter of routine processing it through
the City Planning Commission and the City Council.
I appreciate your prompt action on this matter and recommendation to the County
Commissioners as I have set up an appointment with them for Wednesday of this
week.

DISCUSSION: Mr. Houtchens presented the preliminary plat for review. The septic tank
systems have been accepted.
MOTION: By Leonard Bartels to accept the preliminary plat subject to increasing
the road dedications to 40' for the collector roads and 50' for the coun-
ty roads and the street through the center be dedicated all the way
through. Seconded by Philip Bowles. A unanimous vote of "Aye". Motion
carried.

DISCUSSION: Mr. Bartels stated that the County Commissioners had not taken any action
as far as a road plan is concerned. He suggested that the Planning Com-
mission meet with the County Commissioners regarding this before approv-
ing the plat. Mr. Radasch asked if it could be approved as a subdivision
road. The matter was tabled until a later date.

Mr. Baker stated his company is in favor of strong regulations and had
gone over the recommendations of Bill Lamont regarding amendments f the
sign ordinance. He presented the amended State Act. Mr. Baker made the
following suggestions: Sec
Section 4.4 (2) A - Maximum area per face of only 300 sq. ft. is suffi-
cient for standardized poster panels but not painted displays. Section
4.4 (2) B - Maximum height of 30' is contrary to height permitted for
other buildings and structures, which per section 3.13 is 40' in "B" and
"C" districts. Section 4.5 (1) A - Mechanical or Electrical Appurten-
ance. As worded, this seems to rule out slow -moving, non -hazardous d4
plays such as Time -Temperature devices. Do not believe this is the
tent. Mr. Heitman stated the Planning Commission will make a furtt
study before amending the sign ordinance.

leased property; and/or (C) The restricted area of the feeding operation ex-
ceeds 25% of the farms land area;" Section IV: Signs shall be permitted in
the various zoning districts according to the following regulations: See recom-
