Gentlemen;
As requested, the following information is submitted to assist in your review
of the Use By Special Review.
2 A. T & T Concrete is in the business of preparing and placing all kinds
of concrete structures and flatwork. Their present facility is at
3455 F Street - almost across the street from this proposed tract.
The site is to be used for an office and shop building and a storage
yard for equipment and forms.
2 B. Due to the expanding construction industry, T & T has need to move
into their own, larger facility.
2 C. The area has some mixed uses. The C & S Railroad tracks lie at the
Northeasterly part of the site. To the North of the sit is a gravel
mining operation and to the Northwest lies the North 35th Avenue
Building which contains several offices, commercial uses and storage
bays.
The parcel due West of the site is an open field and the area due
South contains an irrigation/augmentation pond. The land due East
is vacant and adjoining further to the East is Thissen Construction
office and the United Building Centers office and warehouse.

2 D. The nearest residential structures to the proposed use are 800 to
900 feet away. (See Vicinity Map).
2 E. The office will be staffed by up to 3 people and the shop will nor-
mally have one employee. As the projects are site oriented, there
is minimal traffic to the office and yard.
2 F. Normal office and shop hours are from 7:00 A.M. to 6:00 P.M.
2 G. Due to the small number of employees, bottled water will be used.
A water well has been permitted and installed to provide for sewage
needs, fire protection and irrigation.
2 H. The tract is served by "F" Street which will carry traffic East or
West. The site is 700 feet East of 35th Avenue, which carries
traffic to the North and South.
2 I. Most of the traffic to this site is automobiles and pickups. Mini-
mal truck traffic is involved.
2 J. Sewage service is provided by an individual septic system.
2 K. Fire protection measures will consist of fire extinguishers in the
office and shop areas.
2 L. No animals or waste stockpiles are involved.
2 M.
2 N. No storm water retention facilities are considered necessary. As
evidenced by the adjoining gravel pits and augmentation pond, the
sub soil is gravel and sand. Overlot grading from the buildings and
pads will discharge storm water onto the landscaped or gravel yard
areas.
2 0. A dumpster will be used for all trash and debris, with regularly
scheduled weekly pick ups.

2 P. Dry type landscapemillbe used on the perimeter with irrigated land-
scape, grass, and shrubs around the entry and building front. Pri-
mary erosion will be from wind and the building. Fencing and land-
scaping will help to reduce this erosion.
2 Q. Due to the type of development proposed, the use is being established
as a continuing use and no reclamation plans have been considered.
2 R. Initial construction of the facility will begin as soon as permitted.
3 A. Proposal is consistant with the Weld County Comprehensive Plan as the
site is adjoining the City of Greeley and is not consuming prime agri-
cultural land.
3 B. Proposal is consistant with the intent of its zoning district in that
this Use by Special Reviewis being applied for to review the plan and
establish operational standards.
3 C. See item 3 A.
3 D. Adequate health, safety and welfare measures are included. The site is
to be fenced and lighted with yard lights. The access to "F" Street is
on grade with adequate sight distances.
3 E. Site is compatible with adjoining uses. See 2 C for additional detail.
3 F. Future development for this area will be limited due to the gravel pit
operations, the railroads, the river and the existing uses. Greeley
Comprehensive Plan shows a possible low density residential use.
3 G. Site is not located in any overlay zones. FIRM Panel No. 080266-0628-C
(9-28-82) FEMA.
3 H. Water supply by permitted well, the well is drilled.
3 I. Deed attached. Owner is Julia Arguello. T & T Concrete is family owned
company with Tony Arguello and Tim Arguello as principals.
